The short answer for the Eurobodalla coast

Most window cleaning jobs around Batemans Bay and the wider Eurobodalla land somewhere between a small call-out figure for a quick unit and a few hundred dollars for a full house inside and out. We don't quote by the hour and we don't give you a vague range and hope for the best. We look at the actual windows, count them, check the access, and give you a fixed price up front so you know exactly what you're paying before we start.

The reason there's a range at all is that no two homes on this coast are the same. A flat one-storey two-bedder in town with eight standard windows is a very different job to a split-level place out at Malua Bay with floor-to-ceiling glass, fly screens on everything and a deck that needs a ladder to reach the upstairs panes. The biggest factor is simply how many panes there are and whether we're doing inside, outside, or both. Outside-only is the cheapest because we aren't moving your furniture or worrying about indoor surfaces. Inside and out roughly doubles the glass we touch and adds time for shifting blinds, lifting ornaments off sills and being careful around carpet and timber floors.

Height and access matter a lot. Ground-floor windows we can reach standing up are quick. Anything that needs a ladder, a pole system or care around a steep block costs more because it's slower and we take safety seriously. Tyson, Shanice and Lisa aren't going to rush a ladder job on a windy day just to hit a number.

Then there are the extras that people forget to mention until we arrive. Fly screens that need pulling out, washing and refitting. Window tracks and sills caked with sand. Glass balustrades on a deck. Skylights. Hard-water staining or paint speckle left over from a builder. These all add a bit, and we'd rather tell you about them in the quote than surprise you on the invoice.

Frequency helps too. A one-off clean on glass that hasn't been touched in two years is heavier work than a place we see every couple of months. If you set up a regular visit, each clean is lighter and we can usually keep the price keen.

Why coastal windows are their own thing

Living near the water is the whole reason this coast is beautiful, and it's also the reason your windows don't stay clean for long. Salt carries on the wind from Durras down to Moruya and settles on glass as a fine haze. If you run an Airbnb or a holiday house, clean windows are part of the photos and part of the review, so we often build window cleaning into a regular turnover or a seasonal refresh before peak periods. Done on a schedule, it's cheaper per visit than waiting until the glass is bad.

For end of lease and bond cleans, windows are usually included as part of the exit clean rather than priced as a separate window job. Our bond clean is a fixed price by size, from $450 plus GST for a one bedroom up to $850 plus GST for a four bedroom, carpet cleaning is a flat $50 per room plus GST, and we clean to the REINSW exit standard with a bond-back guarantee. If you only need the windows done for an inspection and nothing else, we can price that on its own, but for a full move-out it's worth getting the whole exit clean quoted together so nothing gets missed by the agent.
