At Capital Coastal Cleaning we do things the way we'd want them done for our own family. That means a clear quote before we lift a finger, by the hour or a fixed price to suit the job, so you know where you stand before we knock on the door. We're a proud Indigenous-owned local business based in Batemans Bay, started in 2023 by Tyson, and these days the team is Tyson, Shanice, Lisa and Tash. We clean right along the coast from Durras to Moruya, we're police-checked, fully insured for public liability, and we use low-tox products that are safe around kids and pets.

It walks through what each service usually costs, the real things that move the price up or down, why we quote a fixed price instead of running a meter on the clock, and how billing works for NDIS, home care packages and council or facility work. How we price: by the hour or fixed, whatever suits the job

We keep pricing simple and tell you up front how a job will be charged. A lot of our work, like regular and general cleaning, we charge by the hour at $60 an hour plus GST, which is the fairest way for ongoing work because you only pay for the time it actually takes. Bigger one-off jobs with a clear scope, like a bond clean, we quote as one fixed figure in writing instead, so you know the total going in. If we say $600 plus GST for your three bedroom bond clean, that's what you pay, even if the oven fights us for an extra hour.

Whichever way we price it, we are upfront about what is and isn't included, so there are no awkward extras sprung on you at the end. For hourly work, $60 an hour plus GST with a 2 hour minimum, we tell you roughly how long we expect to be there, so the bill never catches you off guard. For a fixed job the figure is locked in writing before we start. The only time a number changes after the quote is if you ask us to add something, and we'll always confirm the new price with you first.

What actually moves the price

Every quote comes down to a handful of honest factors, and none of them are a secret. Size is the big one. A one-bedroom unit in the Bay is a very different job to a five-bedroom family home out toward Moruya, simply because there's more floor, more glass and more bathroom to get through. Condition matters just as much. A home that has been kept tidy cleans up quickly, while a place that hasn't had a proper going-over in a year or two takes more time, more product and a bit more elbow grease.

Access plays a part too. Stairs, tight parking, a second storey or a property a fair way off the main road all add a little to the job. Frequency works in your favour. A weekly or fortnightly regular clean costs less per visit than a one-off, because the home never gets the chance to build up. Then there are the add-ons, like carpet cleaning, interior windows or oven detailing, which we price as separate line items so you can see exactly what each one costs and decide what you actually want. We would rather show you the parts than hide them in one vague total.

End of lease and bond cleans

Our bond cleans are a fixed price by the number of bedrooms, all plus GST: a one bedroom runs $450 to $550, a two bedroom $500 to $600, a three bedroom $600 to $750, and a four bedroom $700 to $850. Where you sit in each band depends on the condition, because no two changeovers are the same. A well-kept place sits at the lower end of its band, while a home that has copped a few years of living lands higher. We clean to the REINSW exit standard, which is the benchmark most agents and landlords along the coast measure against, so the place is handed back the way they expect to see it.

Because we know a bond is real money you want back in full, every end of lease clean comes with our bond-back guarantee and a 72 hour free re-clean. If your agent or landlord flags something we missed, ring us within 72 hours and we'll come back and sort it at no extra cost. When we quote, we ask about the size, the carpet, the oven and the general condition, then give you one fixed figure. Most people add carpet cleaning to their bond clean, and that's where bundling really pays off, which we explain a bit further down.

Carpet cleaning and regular home cleans

Carpet cleaning is a flat $50 per room plus GST, so you only pay for the actual rooms you want done and never for carpet you don't have. When carpet is part of an end of lease clean there's no minimum, you simply add the rooms you need. As a standalone carpet job on its own it carries a 2 hour minimum ($120 plus GST). A couple of bedrooms is a small job, a whole house with a lounge and hallway is more rooms, and the per-room price makes it easy to add up.

For regular home cleaning we keep it flexible. You can go hourly, $60 an hour plus GST with a 2 hour minimum, which suits people who want a set amount of help each visit, or we can set a fixed price per visit once we've seen the place and know exactly what a tidy-up involves. The fixed-per-visit option is the favourite for ongoing weekly or fortnightly cleans because the price never moves, week to week, and you can budget for it like any other bill. Shanice, Lisa and Tash know plenty of these homes by heart now, which is part of why a regular clean is such good value.

How bundling saves you money

The cheapest way to use us is to combine jobs into one visit, because we're already on site with the gear out. The classic example is adding carpet cleaning to a bond clean. Booking the two together is friendlier on the wallet than calling a separate carpet mob out on another day, and it means the whole place is finished in one go, ready for the final inspection.

The same logic works for a changeover when you pair the inside clean with our lawn and yard tidy, so the property looks the part from the street as well as the front door. Rubbish removal slots in neatly here too, whether it's a pile left behind by previous tenants or the odds and ends a renovation leaves behind. We'll happily quote each piece separately and as a bundle so you can see the saving for yourself, then choose whatever suits your budget. No bundle is ever forced on you.

NDIS, home care packages and council or facility work

For NDIS participants and people on a home care package, we work to your plan rather than handing you a surprise bill. We're set up to work with providers including My Home Care and Goodwin, so in many cases the cleaning is billed through your package or plan and you don't pay us out of pocket at all. We quote the work to the scope your plan supports, keep it consistent visit to visit, and send clear paperwork so your coordinator or provider can process it without fuss.

Office, commercial, facility and council cleaning is quoted to scope, because a small office and a busy council facility are worlds apart. We come out, look at the floor area, the number of rooms or amenities, how often it needs doing and any after-hours or security requirements, then put together a fixed price or an agreed regular rate in writing. Builders cleans on new and renovated sites are quoted the same honest way, based on the size and the amount of dust and debris left behind. Whatever the job, the promise is the same: a clear figure agreed up front, fully insured, with our coast-based team behind it.
