Facility & Council Cleaning done properly

Facility and council cleaning is a core part of what we do. We manage and clean whole sites across the Eurobodalla: council and government facilities, public amenities, strata and common areas, clubs and community halls, holiday parks, medical and allied health rooms, schools and childcare, and multi-tenant buildings. One accountable local contractor, a clear scope and schedule, and the same crew who learn your site so standards hold week after week. We handle the cleaning and the soft-services coordination so building, council and facility managers have one less thing to chase.

What whole-site facility cleaning actually covers

Facility and council cleaning is ongoing contract work where we look after a whole site on a set schedule, not a one-off scrub. That means the day-to-day routine cleaning that keeps a building usable, plus the periodic jobs that most places forget about until something looks bad. For a council or government facility that usually covers the public toilets and amenity blocks, the foyer and reception, offices and meeting rooms, kitchens and tea points, lifts and stairwells, internal glass, and the bins on the way out. We work to a written scope so everyone knows exactly what gets done each visit and how often.

We do the same across strata and common areas, clubs and halls, holiday parks, medical and allied health rooms, childcare and schools, and multi-tenant buildings where a few different businesses share the one entrance. Each of those has its own rhythm. A hall might only need a clean after bookings, a childcare centre needs the same touchpoints wiped every single day, and a medical room needs surfaces done in a particular order so nothing gets cross-contaminated. We build the scope around how the building is actually used, not a generic checklist.

On top of the regular visits we run the periodic cycles: strip-and-seal on vinyl and hard floors, high dusting of vents, ledges and light fittings, scheduled carpet cleans, and window cycles inside and out where access is safe. These are the jobs that protect the building over time. Skip them and the floors go grey, the vents clog, and the carpets wear out years early. We put them on a calendar so they happen on time rather than when someone finally notices.

What we don't do is the heavy trades work. We aren't licensed for electrical, plumbing or pest control, we don't do industrial waste removal, and we won't get up on a roof or work at heights without the right gear and access in place. If a job needs a specialist we'll tell you straight and point you to the right trade rather than have a go and make a mess of it.

Who this suits along the Eurobodalla coast

This work suits anyone responsible for a building they can't clean themselves and can't afford to have looking shabby. That's the local council and its facilities, the strata committee that has to answer to owners, the club or hall committee, the holiday park manager juggling guests, and the practice manager at an allied health clinic. If you're the person who gets the email when the toilets are dirty or the carpets smell, this is for you.

We're based in Batemans Bay and we run the whole coast from the Durras turn-off down to Moruya and Moruya Heads. That covers Batehaven, Catalina, Sunshine Bay, Denhams Beach, Surfside, Long Beach, Maloneys Beach, Nelligen, North and South Durras, Malua Bay, Lilli Pilli, Guerilla Bay, Rosedale, Mossy Point, Broulee, Tomakin, Mogo and out to the Moruya hospital precinct. Being local matters for contract work because we aren't driving two hours to get to you, so a same-week fix or an extra visit before an event is realistic rather than a big ask.

It also suits multi-tenant buildings where nobody quite owns the shared cleaning. We've seen plenty of these around the Bay and Moruya where the lobby, stairs and shared toilets fall through the cracks because each tenant assumes someone else is paying for it. We can take the common areas on one tidy contract so it stops being an argument.

If you're a small site that only needs a clean now and then, a contract might be more than you want, and that's fine. We'll say so and quote it as casual or periodic work instead. We would rather set you up with the right arrangement than lock you into a schedule you don't need.

The coastal conditions we plan around

Cleaning on this coast isn't the same as cleaning inland and pretending otherwise is how buildings end up looking tired. Salt air is the big one. It sits on glass and leaves a film that ordinary wiping just smears around, and it works on metal fittings, door tracks and window frames so they corrode and stain if they're left. Any site near the water, and most of ours are, needs glass and frames done properly and on a regular cycle or it never really looks clean.

Then there's the sand. Every site near a beach gets sandy feet through the door, and sand is basically grit that grinds into carpet and scratches hard floors every time someone walks on it. Entry matting, regular vacuuming with proper machines and a sensible floor cycle make the difference between carpet that lasts and carpet that's worn through in the main walkway in a couple of seasons. We plan the floor care around the foot traffic the building actually gets, which on a holiday-park amenity block or a beachside club is a lot.

Humidity and the off-season closures matter too. A hall or a club that sits shut over a quiet stretch can grow mould in the corners and around windows, and an amenity block that isn't ventilated will get that damp smell fast. We build mould checks and proper drying into the routine for sites that go quiet, so they're ready to open up rather than needing a rescue clean. Knowing the local pattern, busy over summer and school holidays then quieter through the colder months, is half the job.

Holiday parks, changeovers and the busy season

The holiday-let and Airbnb market on this coast is huge, and holiday parks live and die on changeover. When a cabin or an amenity block has to be guest-ready by early afternoon, there's no room for a crew that runs late or misses things. We treat changeover work as a tight, repeatable routine: same order every time, the touchpoints that guests notice done first, and a final walk so nothing gets handed over with a hair in the shower or a bin not emptied.

For parks we can take the shared facilities on contract, the amenity blocks, camp kitchens, laundries and the office, and run them daily through the peak then dial back through the quiet months. That flex matters here because a park near Durras or Broulee is flat out over summer and the Christmas and Easter holidays, then very quiet in between, and you shouldn't be paying peak-season cleaning rates in the middle of winter for buildings barely being used.

The same thinking helps any site with an events calendar. A club or hall around Batemans Bay or Moruya that has a big weekend booking can have an extra clean scheduled before and after, so the regular routine isn't thrown out and the place still looks right for the next group through the door. Because we're local we can usually fit those extras in without a fuss.

What to expect on the day and from the contract

Before anything starts we walk the site with you and write up a proper scope. That document lists every area, what gets done in it, and how often, so there's no guessing later about whether the high dusting or the window cycle was included. You get a copy, we work to it, and if the building changes we update it together rather than letting the scope drift.

On the regular visits you get a consistent crew. The named people you'll see are Tyson, Shanice and Lisa, and we keep the same faces on your site wherever we can. That matters more than people expect. A cleaner who knows your building knows which meeting room gets used hardest, which toilet always runs short on supplies, and where the spare key for the store cupboard lives, so the job gets better over time instead of starting from scratch with a stranger every week. Every cleaner is police-checked and we carry full public liability insurance, which we're happy to show before we start.

You also get one accountable contact. You aren't chasing a call centre or wondering who to ring when something is off. You call or message one person, we sort it, and we follow up. For periodic work like a strip-and-seal or a carpet cycle we give you notice and book it for a time that doesn't clash with how you use the building, after hours or over a quiet day where that suits.

We use low-tox products that are safe around families, kids and pets, which is the right call for childcare, schools, medical rooms and any public space where you don't want harsh chemical smells hanging around. Where a site genuinely needs a stronger product, a clinical area for instance, we use the right one for that surface and ventilate it properly, we don't just blast everything with bleach because it's quick.

How pricing works in plain terms

Contract cleaning is priced on the scope and the frequency, not pulled out of the air. The honest answer to what does it cost is that it depends on how big the site is, how many areas are in the scope, how often we visit and how heavily the building is used, because a busy beachside amenity block needs far more work than a quiet office that sees a handful of people a day. We come out, look at the actual building, and quote against the scope we wrote together so the number is real.

The regular routine cleaning is usually a set monthly figure so your budget is predictable and there are no surprises in the invoice. The periodic jobs, strip-and-seal, carpet cycles, window cycles and high dusting, are quoted separately because they happen less often, and we can either fold them into the schedule as a planned cost through the year or quote them one at a time, whichever is easier for how you do your books. For council and committee work we know that helps when it has to go past a budget or a meeting.

We'll also tell you where you can save. If a site is over-serviced, getting daily cleans when three days a week would do the job, we'll say so. We aren't trying to sell you visits you don't need, because a contract that quietly wastes your money doesn't last, and we'd rather keep a fair contract for years than overcharge once. Consumables like toilet paper, hand towel and soap can be supplied and managed by us or left with you, and we'll price it both ways so you can choose.

Common problems and how we handle them

The most common problem with facility cleaning is drift. A contract starts well, then over months the scope quietly shrinks, the high dusting stops happening, the corners get missed, and nobody notices until the building looks neglected. We guard against that with the written scope and the consistent crew, and by actually doing the periodic work on its schedule instead of letting it slide. If a cleaner is sick or away we cover it rather than skipping the visit, and we tell you when that happens.

Coastal sites throw up their own recurring issues. Salt film coming back on glass faster than expected, sand wearing a track into the carpet at the main door, mould returning in a damp amenity block. When we see a pattern we flag it and suggest the fix, more entry matting, a tighter glass cycle, better ventilation or a dehumidifier in a problem room, rather than just cleaning the same mess over and over and charging you for it each time.

Communication is the other thing that goes wrong on a lot of contracts. People don't want to report a problem because they expect a runaround. With us you message one contact and it gets actioned, and we'll tell you honestly if something is outside what we do, like a plumbing leak feeding a mould problem, so you can get the real cause fixed instead of paying a cleaner to mop up the symptom forever.

If a periodic job ever doesn't come up the way it should, a freshly sealed floor that didn't cure right or a carpet stain that lifted then wicked back, we come back and put it right. We're local, we aren't disappearing, and our name is on every site we clean on this coast.

Getting your site ready and what we need from you

You don't need to do much to get ready, but a few things make the contract run smoother from day one. Sort out access early, keys, fobs, alarm codes or whoever opens and locks up, so we aren't standing at a locked door on the first visit. Tell us about any rooms with restricted access, server rooms, medical drug storage, locked offices, so we know what's in and out of scope. And point us at the cleaner cupboard, the water and the bin area so we're set up properly rather than working out of the boot of the ute.

If the building has its own rules we want to know them up front. Childcare and schools have sign-in and working-with-children expectations, medical rooms have infection-control routines, and council buildings often have their own induction or safety paperwork. We're happy to work within all of that, it just needs to be on the table before we start so there are no holdups. Same with anything we should avoid, a touchy alarm sensor, a floor that can't get wet, a resident in strata who needs notice before common-area work near their door.

For periodic jobs there's a little more prep. A strip-and-seal needs the area cleared and closed off while the floor cures, and a carpet clean needs furniture moved or at least the path clear. We'll tell you exactly what to clear and for how long the area is out of action so you can plan around it, and for sites that can't close we work after hours or in sections. The more we know about how your building runs, the better we fit the cleaning around it instead of getting in the way.

Why a careful local team gets contract work right

Capital Coastal Cleaning is an Indigenous-owned, locally run business started here in 2023 by Tyson, and we're based on the coast we clean. That isn't a marketing line, it's the practical reason the work holds up. We aren't a franchise running your site from a city office with whoever they could roster that week. The same small team turns up, learns your building, and stays accountable for it, and Tyson, Shanice and Lisa are the people you'll actually deal with.

Contract cleaning is reputation work. We hold a 5.0 rating from 110 Google reviews and we're open 7 days, and that doesn't happen by cutting corners on the jobs nobody checks. It happens by doing the high dusting and the periodic cycles on time, by keeping the same crew so the standard climbs instead of resetting, and by being honest when something is wrong. Every cleaner is police-checked, we carry full public liability insurance, and we use low-tox products that are safe around kids, pets and the public.

We know this coast because we live on it. We know the salt and the sand, we know the holiday parks run flat out then go quiet, and we know a council or committee budget has to be defended at a meeting. That local knowledge goes straight into how we scope, schedule and price the work. If you look after a facility anywhere from Durras down to Moruya and you want one accountable contact and a crew that treats your building like it's on the main street, give us a call on 0479 184 498 and we'll come and walk the site with you.
