A quiet beachside community north of the bridge, Long Beach is family homes and holiday houses. Regular cleaning, carpet cleaning and holiday-let turnovers are our staples here. We're Batemans Bay based, so Long Beach is an easy run for us, no travel surcharge and often same-day availability.

What we know about Long Beach

  • The long sandy beach and the spit define the suburb, and the beachfront homes cop the salt and sand.

  • Family homes here mean regular carpet cleans are common.
  • Plenty of holiday lets needing reliable changeovers in season.
  • Easy run from the Bay, no travel surcharge.
Bond cleans in Long Beach from $450 (1 bed) to $850 (4 bed), fixed price by size, bond-back guaranteed. Carpet clean $50 a room.

Cleaning in Long Beach, north of the bridge

Long Beach sits just north of the Batemans Bay bridge, a quiet pocket of family homes and holiday houses spread back from that long sweep of sand the place is named for. It's one of those suburbs where everyone seems to know whose dog that's on the beach, and where the streets quieten right down outside the school holidays. Capital Coastal Cleaning has been working through here since Tyson started the business in 2023, and Long Beach has stayed a steady part of our week ever since.

What makes Long Beach its own thing is the layout. You have got the long beach itself running the length of the suburb, and then the spit reaching out at the end, and the homes string along behind all of that. Some sit a stone's throw from the sand, some are tucked further back on the quieter streets, and the difference shows up in the cleaning. A house right on the beachfront copes with a lot more salt and sand than one a few rows back, and we treat the two differently when we walk in the door.

Because it's mostly permanent family homes mixed with holiday houses, rather than the big unit blocks you get closer to the bridge, the work here leans toward whole-house cleaning. Carpeted living rooms, family bathrooms, kitchens that actually get cooked in. It's honest, lived-in cleaning, and that suits us fine.

What the salt and sand do to a Long Beach home

The long sandy beach and the spit are the best things about living here, and they're also the reason the cleaning is what it is. Sand doesn't stay on the beach. It comes in on feet, on towels, on the dog, and it works its way into carpet and along skirting boards and into the runners of every sliding door. In a Long Beach home the floors are always the first thing we get onto, because that fine beach sand grinds into carpet fibres and dulls them fast if it's left to sit.

Then there's the salt. Sitting this close to the water means a constant film of salt air settling on glass, on aluminium window frames and on flyscreens. On the beachfront places it's heaviest, and you'll see it on the seaward side of the house first, the windows facing the sand going hazy weeks before the ones at the back. We spend real time on shower screens, window glass and the tracks and frames, because a quick wipe just smears salt around rather than lifting it.

The sliding-door tracks are the giveaway in a Long Beach house. Sand collects in them, salt cakes on top, and before long the door is grinding instead of gliding. We clear those out properly as part of a regular clean here, which isn't something every suburb needs but this one does.

Carpet cleaning for the family homes

Carpet cleaning is one of the jobs we get called for most in Long Beach, and that comes straight from the property mix. These are family homes, a lot of them carpeted through the living areas and bedrooms, and a lot of them with kids and dogs and a beach two minutes away. That combination is hard on carpet. Sand acts like sandpaper underfoot, salt and damp set into the pile, and the traffic lanes from the back door to the lounge wear in quickly.

We carpet clean carpets for plenty of Long Beach families on a regular basis rather than just once, because in a beachside home it doesn't take long for the pile to look tired again. Lifting the embedded sand and the salt out of the carpet keeps it feeling right underfoot and stops the wear patterns from setting in for good. Owners who get it done before family visits or before the warmer months tend to be the happiest with how their place holds up over the year.

Carpet has its own page on our site if you want the detail on how we do it. Here, the point is just that Long Beach homes need it more than most, and we know which rooms in a beach house cop the worst of it.

Holiday-let changeovers in season

Alongside the permanent homes, Long Beach has a good number of holiday houses, the kind of place a family books for a week over summer or comes back to year after year. When the season is on, those homes turn over fast, one lot checking out in the morning and the next arriving that afternoon, and the place has to be reset properly in between. Reliable changeovers are a real part of our Long Beach work through the warmer months.

A beach-house changeover is its own kind of job. Sand gets absolutely everywhere when a family has spent a week running between the house and the beach, so floors, bathrooms and the outdoor areas all need a proper going-over, not just a tidy. We strip and remake beds, reset the kitchen, clear the sand out of the entryways and tracks, and leave the place looking the way the owner wants their guests to find it. Owners who let their Long Beach house out know that a clean changeover is what gets them the good reviews and the repeat bookings.

Plenty of owners also book a deeper clean before the season starts, to get the house guest-ready after it has sat quiet through winter. We're happy to do either, the one-off reset before the rush or the regular turnovers all the way through it.

Exit cleans for the local rentals

There's a steady rental market through Long Beach, and where there are rentals there are bond cleans. When a tenant moves out of a beachside home, the agent expects it handed back to the REINSW exit standard, and that's a higher bar than a normal clean. We do our end of lease work to that standard, with the bond-back guarantee behind it, so locals moving on from a Long Beach rental aren't left arguing with the agent over the inspection.

Exit cleans on beachfront and near-beach homes always have that bit extra to them because of the salt and sand. The window tracks, the flyscreens, the shower screens and the glass all need to come up properly, and those are exactly the spots an agent checks. We know what a Long Beach property looks like when it has had a year or two of salt on it, and we know what it needs to pass.

Because we're right across the bridge, we can often fit in an exit clean on short notice, which matters when a handover is locked in and the keys are due back.

Based in the Bay, quick across the bridge to Long Beach

Capital Coastal Cleaning is based in Batemans Bay, just over the bridge from Long Beach, and that closeness is one of the reasons locals here use us. It's a short, easy run from our base, so we aren't travelling half the morning to get to you, and there's no travel surcharge for Long Beach. It's well inside our regular patch.

Being this close means we can be flexible in a way an operator coming from further afield can't. A same-day exit clean before a handover, a quick turnaround between a holiday-let check-out and the next check-in, a regular fortnightly clean that lands at the same time each visit, all of that's easy when we're only a few minutes up the road. We run the same small local team, so the people who clean your Long Beach home are the same faces each time, not a different crew every visit.

We cover the whole north side from here, Long Beach along with Maloneys Beach, Surfside and Maloneys' neighbours, so we're through this area regularly and know the streets well.

What to expect when you book us in Long Beach

When you call us about a Long Beach home, we'll talk through what the place actually needs rather than reading you a script. A beachfront house with sandy carpets and salt-hazed glass is a different job to a tidy permanent home a few streets back, and we price and plan it for what's in front of us. Our team is police-checked and fully insured, and we use low-tox products, which matters in family homes where there are kids, pets and people who don't want a chemical smell hanging around the house.

We're a local outfit, not a franchise, so the names on our Google reviews are the people who actually turn up, Tyson, Shanice and Lisa among them. We're open seven days, which suits the holiday-let owners who need a Sunday changeover as much as the families who would rather a weekend clean. The 5.0 rating from our reviews comes from doing the work properly and showing up when we say we'll, and we aren't interested in being known for anything less around here.

Whether it's a regular clean to keep on top of the sand and salt, a carpet clean, a holiday changeover or a bond clean, we'll get it sorted and leave the place the way you'd want to find it.
