What we know about North Durras

  • Right beside Murramarang National Park, homes here gather bush dust and the odd sandy paw print from the kangaroos on the beach.
  • It's a holiday-shack and beach-house pocket, so guest changeovers are our most common job.
  • Off the beaten track at the northern edge of our run, but we cover it without a travel surcharge.
  • Salt air and bushland mean both screens and floors need attention.

Cleaning in North Durras, right on the edge of Murramarang

North Durras sits at the very top of our run, a quiet pocket of holiday homes and beach shacks tucked in beside Murramarang National Park. There's no big town here, no rows of units, just a scatter of houses sitting between the bush and the sand. That setting is the whole character of the place, and it's also exactly why the cleaning here's its own particular job.

We're Capital Coastal Cleaning, an Indigenous-owned local team based in Batemans Bay, and North Durras is the northern edge of the coast we cover. It's a fair drive up past Durras Lake to get here, off the beaten track compared to the busier suburbs closer to the Bay, but we treat it as part of our patch and we don't put a travel surcharge on it. If you've a place at North Durras, you get the same price and the same crew as someone five minutes from our front door.

Most of what we do up here's getting holiday places ready, whether that's a changeover between guests or a proper end of lease clean when a rental turns over. The houses sit close to the national park, so they pick up things a town house never would. We come prepared for that rather than treating it like any other beach suburb.

The kinds of places we clean here

North Durras is a holiday-shack and beach-house pocket more than anything else. A lot of these homes are second places that the owners use for a few weeks a year and let out the rest of the time, so they swing between empty and full. Some are old fibro shacks that have been in a family for years, others are newer builds with timber decks looking out toward the trees, and a few are tidy little rentals that come up for an exit clean when tenants move on.

Because so many of them are short-stay lets sitting beside the national park, they get used hard in the holidays and then sit quiet. That on-off pattern means a place can collect bush dust and cobwebs while it's empty, then need a quick reset before the next booking arrives. We see both ends of that, the deep clean to wake a house up and the fast changeover to keep it moving through a busy season.

There isn't a unit block or a high-rise in sight up here, so we're almost always working on standalone houses with their own yards backing onto bush or running down toward the beach track. That changes what the job looks like, the verandahs, flyscreens and timber that a bush block has, rather than shared stairwells and lift lobbies.

Bush dust, salt air and the odd kangaroo

The thing that makes North Durras different from the suburbs closer to the Bay is that you cop the bush and the beach at the same time. Murramarang National Park wraps right around the place, so on a windy day these houses gather a fine bush dust that settles on every flat surface, plus leaf litter and the cobwebs that come with living among the trees. Then the sea breeze brings salt up off the beach and lays it on the glass and the aluminium.

That double hit is why we give both screens and floors proper attention on a North Durras job. Salt fogs up shower screens, windows and sliding door tracks, and it sits on the aluminium frames that these older shacks tend to have. Bush dust gets into flyscreens, light fittings and the corners that don't get used. We clean for the conditions in front of us, not a generic checklist.

And yes, the kangaroos are part of it. There are roos on the beach and in the yards up here, and when guests track in and out of a holiday house you end up with sand and the odd sandy paw print across the floors and the deck. It sounds like a joke until you're mopping it out before a midday check-in. We're used to it, and it's one more reason floors get a serious going-over on every clean.

The jobs locals call us for most

The clear winner up here's the holiday-let changeover. With so many of these houses booked out over summer and the school holidays, the most common call we get is a quick, reliable turnover between one lot of guests checking out and the next checking in. That means stripping and remaking beds, resetting the kitchen and bathroom, clearing out the sand and bush litter, and getting the place looking fresh on a tight window before the next arrival.

After changeovers, the next most common job is the end of lease clean for the rental stock. North Durras has its share of places that are rented out, and when a tenancy ends we do the exit clean to the standard agents expect, so the bond comes back without a fight. We treat the inside of the oven, the tracks, the screens and the carpets the way an outgoing tenant needs them done.

The other regular one is the pre-season deep clean. Owners who have had their place sitting quiet, or who only get up here now and then, book us in before the peak periods to reset the house for guests. That's the clean where we get into everything the bush has dropped while the place was empty, knock down the cobwebs, clear the dust off the high shelves and light fittings, and hand back a house that's genuinely guest-ready rather than just tidied.

Salt and sand are hard on glass and carpet up here

Two things wear out a North Durras house faster than a place inland, and they're the two things the location gives you for free. The first is salt. Even tucked back from the water, these homes get the sea breeze, and salt is rough on glass, shower screens and the aluminium window frames a lot of the older shacks still have. Left alone it builds up to a haze you can't just wipe off, so detailing the glass and the tracks is a standing part of what we do here.

The second is sand, and with a beach and a national park right there it gets walked through the house constantly, especially when a holiday let has been full. Sand is hard on carpet because it grinds in underfoot, so the carpeted rooms in these houses benefit from a proper carpet clean rather than just a vacuum, particularly after a busy stretch of guests. It lifts out the grit and the salt and freshens the place back up.

Because both of those are constant up here, the floors and the glass are usually the first things we hit and the last things we check before we lock up. It isn't the same job as cleaning a sealed-up house in town, and we don't pretend it is.

Being Batemans Bay based, and why that still works for North Durras

North Durras is the furthest north we run, and we're honest that it's a drive up past Durras Lake and into that quiet corner by the park. But being based in Batemans Bay still makes us the local option for these homes. We know the road in, we know the way these shacks are built, and we know how the season runs up here, so when an owner or an agent calls we can plan the trip properly rather than treating it as a one-off.

Because we cover South Durras and the northern beaches as part of the same loop, we can line up a North Durras job alongside others in that direction and keep it efficient, which is part of how we hold the line on no travel surcharge. You aren't paying a premium for sitting at the edge of the map. The rate is the rate, the same as anywhere else we go.

It also means you're dealing with a small local crew, the same faces, not a franchise sending whoever is free. Tyson, Shanice and Lisa are the names that turn up in our reviews, and that's who you get. We're police-checked and fully insured, we use low-tox products that are kinder in a house guests will be sleeping in, and we're open seven days, which matters when a changeover lands on a weekend in peak season.

What to expect when you book us at North Durras

When you call us about a place at North Durras, the first thing we'll want to know is what the house is for, a holiday let on a tight changeover, a rental coming to the end of a lease, or an owner wanting a deep reset before the season. That tells us how to plan it, because a same-day turnover and a bond clean are very different jobs and we'd rather get it right than guess.

For changeovers we work to your check-out and check-in times so the place is ready when the next guests roll in. For end of lease we clean to the standard agents up here expect, with the bond-back in mind, so it stands up to an inspection. For a deep clean before peak season we go through the whole house, knock down what the bush has dropped, detail the glass and tracks, and clean the carpets if they need it. Whatever the job, you get a straight answer on what we'll do and what it costs.

We bring our own gear and our own low-tox products, we let ourselves in and out the way you and the agent arrange, and we leave the house ready to use. No drama, no surprises on the bill, just a clean house at the top of the coast.
