End of Lease Cleaning done properly
Moving out is stressful enough without a re-clean notice from the agent. We clean your place to the REINSW exit standard, room by room, off a checklist, so your bond comes back and you can get on with the next place. Oven, cupboards, bathrooms, walls, tracks and floors, the lot. If the agent flags anything on the cleaning at the final inspection, we come back and fix it free within 72 hours.
What an end of lease clean with us actually covers
An end of lease clean (some people call it a bond clean, an exit clean or a vacate clean) is a full top-to-bottom clean of an empty property so it matches the condition report you signed when you moved in. It isn't the same as a regular tidy. We clean to the REINSW exit standard, which is the benchmark most property managers along the coast measure against when they walk through for the final inspection. We work off a printed room-by-room checklist so nothing gets skipped, and we tick it off as we go.
Here's what's in the clean. The oven comes apart where it's meant to, racks and trays out, glass door done inside and between the panes where possible, and the cooktop and rangehood degreased. Every cupboard and drawer gets cleaned inside and out, handles included, because agents open them. Bathrooms get the full treatment, shower screens descaled, grout scrubbed, toilet inside and behind, exhaust fans, mirrors and tapware polished. We spot-clean the walls for marks and scuffs, do the skirting boards, wipe down doors and frames, clean the window tracks and sills, and do the windows. Light fittings, switches, powerpoints, ceiling fans and the tops of doors all get attention because that's exactly where dust hides and where an agent runs a finger.
A couple of honest notes on what isn't included as standard. We don't patch holes in walls, paint, or do repairs, that's a job for a handyman or your agent. We don't move heavy furniture you've left behind, the property needs to be empty for a proper exit clean. Carpet cleaning is a separate add-on (more on that below) because it needs different gear, and we're upfront that some things like deeply ingrained stains, mould behind silicone, or damage from wear and tear can't always be cleaned back to new. If we hit something like that we'll tell you on the day rather than leaving you to find out at the inspection.
The bond-back guarantee and what it really means
End of lease is our specialty, and it comes with a bond-back guarantee. In plain terms, if your property manager flags the cleaning at the final inspection, we come back and re-clean the flagged items free of charge within 72 hours. You don't pay twice and you don't lose your bond over something we missed. We clean it back to the REINSW exit standard, which is the same standard we cleaned to the first time.
We want to be straight with you about how this works so there are no surprises. The guarantee covers cleaning. It doesn't cover things that were never part of a clean, like a carpet stain that was there when you moved in, a cracked tile, a garden that has grown out, or rubbish and belongings left on site. It also relies on you giving us reasonable access to come back, and on the agent raising the issue within the normal inspection window, usually a few days after you hand back the keys. If the carpet clean was part of your job and the agent queries the carpets, that's covered too, because we keep the receipt and the record.
The reason we can offer this with a straight face is that we do the same checklist every time and we know what coastal agents look for. We would rather spend an extra fifteen minutes on the oven and the shower screen on the day than drive back to Moruya or Broulee a week later. The guarantee is there as a safety net for you, not as a substitute for getting it right the first time.
Who an exit clean suits
Most of our exit cleans are renters moving out who want their full bond back without the stress of scrubbing an oven at ten at night after a day of lifting boxes. If you've a young family, a full-time job, or you're simply moving towns, handing the clean to a team that does it every week is usually cheaper than the bond you stand to lose. We also get a lot of calls from people who started the clean themselves, ran out of time or energy, and want us to finish it properly before the inspection.
We do a steady run of work for landlords and property managers too. When a tenant moves out and the place needs to be reset before the next lease, or when the previous tenant did a rushed job and the agent wants it brought up to standard, we're often the ones who get called. We're happy to deal directly with the agent, send them the checklist, and liaise on access and timing so the owner doesn't have to be the go-between.
The other big group along this coast is the holiday-let and Airbnb side. A lot of properties from Surfside and Long Beach through to Mossy Point and Tomakin switch between long-term rental and short-stay, and when an owner takes a place out of a holiday letting pool to put a long-term tenant in (or the other way around), it often needs a proper exit-grade clean rather than a quick changeover tidy. If that's you, tell us when you book so we clean to the right standard for what comes next.
The coastal angle, why exit cleans here are their own beast
Cleaning an empty house in the Eurobodalla isn't the same as cleaning one in a dry inland town, and pretending otherwise is how people lose bonds. The salt air gets into everything. Sliding door tracks and window runners closest to the water, think Batehaven, Denhams Beach, Maloneys Beach and the Durras strip, build up a gritty salt-and-sand paste that a quick wipe won't shift. We carry the brushes and the time to actually clear those tracks out, because a sandy runner is one of the first things an agent notices when they slide a door.
Sandy feet and damp towels do a number on carpets and floors too. Hallways and bedrooms near the beach hold fine sand deep in the pile that a household vacuum skims straight over, which is a big reason the carpet clean add-on matters down here. Bathrooms cop it as well. The humidity off the river and the ocean feeds mould in grout and around shower silicone, and exhaust fans clog with salty dust faster than you'd think. We know where to look because we clean these same suburbs week in and week out.
We service the whole coast from the Durras headlands down through Batemans Bay, Catalina, Sunshine Bay, Surfside, Nelligen up the Clyde, Malua Bay, Lilli Pilli, Guerilla Bay, Rosedale, Broulee, Tomakin and Mogo, all the way to Moruya and Moruya Heads. Whether your old place is a unit near the Clyde River, a beach house out past Murramarang National Park, a cottage near Mogo village or a townhouse over near the Moruya hospital precinct off Vulcan Street, we've very likely cleaned one like it before and we know the local agents and what they want to see.
What to expect on the day
The best result comes from an empty, powered, water-connected property. Before we arrive, the place should be cleared of furniture and belongings, with the rubbish and any green waste already removed. We need the power and water still on so we can run the mop, fill buckets and see what we're doing. If you're handing over keys or a lockbox code rather than meeting us, let us know in advance and tell us about anything unusual, a tricky alarm, a temperamental oven, a septic system, or a pet that has been living inside.
When the team arrives, usually Tyson, Shanice or Lisa depending on the day, we do a quick walk-through with the checklist and start from the back of the house working forward, top to bottom, so dust and splashes fall onto surfaces we haven't cleaned yet rather than ones we've. Wet areas and the oven get started early because they need time to soak. We're police-checked, fully insured for public liability, and we use low-tox products that are safe around kids and pets, which matters in an empty house where the next family or tenant moves straight in.
How long it takes depends on the size and the state of the place. A small one-bedroom unit that has been looked after might be a few hours, while a larger family home that has had a hard life with kids and pets can run well into the day. We don't rush the finish. At the end we do a final walk-through against the checklist, and if you're there we'll happily walk it with you so you can see it's done. Then we're open seven days, so we can usually fit in around your hand-back date rather than the other way around.
How pricing works in plain terms
We price an exit clean on the size and condition of the property, not on a flat one-size number, because a tidy one-bedroom unit in Catalina and a four-bedroom beach house at North Durras that hasn't seen a deep clean in two years are genuinely different jobs. The main things that move the price are the number of bedrooms and bathrooms, how dirty it actually is, whether the oven and rangehood are heavily caked, and any extras like carpet cleaning or a particularly grim garage.
The carpet clean is a separate add-on because it uses different equipment and there's a real cost to it, but it's well worth bundling in when carpets are part of your lease, since many agents specifically require a professional carpet clean and a receipt before they'll release the bond. We'll quote it alongside the clean so you can see both numbers and decide. We don't pad the quote with things you don't need, and we'll tell you honestly if your carpets are clean enough to skip it.
To give you an accurate price we like a few details up front, the address or at least the suburb, the number of bedrooms and bathrooms, whether it's single or double storey, whether there are carpets, and roughly how the place has been kept. A couple of photos of the oven and the bathrooms help a lot. Give us a call on 0479 184 498 and we'll give you a clear figure, and what we quote is what you pay unless you ask us to add something on the day.
Common problems and how we handle them
Ovens are where most bonds quietly leak away. Baked-on grease and burnt-on spills take soaking time and elbow grease, not a quick spray and wipe, so we start the oven early in the day and come back to it. We pull out the racks, do the glass, and clean the rangehood filters, because a greasy filter is an easy mark against you at inspection. If an oven is beyond cleaning because of age or damage rather than dirt, we'll say so plainly rather than promise something we can't deliver.
Shower screens, grout and silicone are the other classic trouble spots down here, thanks to the coastal humidity. Hard-water scale on glass and mould in grout lines both need the right product and proper scrubbing. We can get glass clear and grout looking its best, but we're honest that mould which has grown up under or behind old silicone is sometimes a re-seal job for a handyman, not a cleaning job, and no amount of scrubbing brings it back. We'll point that out so you can decide whether to get it re-sealed before the inspection.
Then there are walls and the marks that build up over a tenancy, scuffs along hallways, food splashes in the kitchen, sticky little handprints near light switches. We spot-clean these by hand, and most lift cleanly. Some, like crayon, ground-in dirt, or marks where the paint itself has worn, won't fully clear without a touch-up paint, which is a repair and not part of a clean. The same goes for nail holes and picture hooks. We flag anything like this on the day so there are no surprises when the agent walks through, and you can sort a small repair before hand-back if you want to.
How to prepare and get the most out of your clean
The single biggest thing you can do is have the property completely empty before we arrive. We can't properly clean a cupboard with boxes still in it, or a carpet with a bed on top of it, and an empty house always cleans up better and faster. Take the rubbish and any leftover food with you, clear the fridge and the pantry, and pull anything out of the shed and garage that's coming with you. If you can give the floors a quick sweep of the loose stuff, that's a bonus, but it isn't essential, that's what you're paying us for.
Dig out your original condition report and entry photos if you still have them. They tell us, and you, what state the place was actually in when you moved in, so we aren't trying to clean back marks or stains that were there from day one and were never yours to fix. It also helps if you flag anything you already know is an issue, a stain the previous tenant left, a window that doesn't open, a light that has been out for months, so we can note it rather than chase it.
Timing matters along this coast, especially over school holidays and the summer peak when everyone is moving and the holiday lets are turning over. The agents get busy and inspection slots fill up, so book your exit clean as soon as you know your hand-back date. We're open seven days and we'll try hard to fit you in close to your handover, but a few days notice gives you and us the best shot at a smooth inspection and a full bond back.
Why a careful local team gets it right
Capital Coastal Cleaning is Indigenous-owned and locally operated, started right here in Batemans Bay in 2023 by the owner, Tyson. We're a small local team, not a franchise running a script from a city call centre, and the people who clean your place are the same people whose names turn up in our reviews, Tyson, Shanice and Lisa. We live and work on this coast, so getting it right isn't just about a job, it's about our name in a small community where word travels fast.
Trust is the part that should matter most when you're handing strangers the keys to an empty house. Our cleaners are police-checked and we carry full public liability insurance, so you and the property owner are covered. We use low-tox, family and pet-safe products because the next people through the door often move in the same day, and there's no reason to leave harsh chemical smells behind in a home where kids will be crawling on the floor. We've earned a 5.0 rating from 110 Google reviews by doing the unglamorous parts properly, the oven, the tracks, the grout, the tops of doors, the bits people hope nobody checks.
When you put all of that together with the bond-back guarantee and the 72-hour free re-clean, an exit clean with us is a low-risk way to protect what's usually the biggest deposit you'll ever hand over. We know the REINSW standard, we know the local agents from the Bay down to Moruya, and we do this every week. Give us a call on 0479 184 498, tell us your hand-back date and a bit about the place, and we'll take the cleaning off your plate so you can get on with the move.
