Your local cleaners in Broulee

Between Batemans Bay and Moruya, Broulee is a laid-back beach town with a strong holiday-rental scene around the island and the surf beach. Changeovers, deep cleans and carpet cleaning are our staples here. We're Batemans Bay based, so Broulee is an easy run for us, no travel surcharge and often same-day availability.

What we know about Broulee

  • The holiday rentals around Broulee Island and the surf beach keep our changeover work busy right through summer.
  • Beachside homes near the causeway and Broulee Beach cop sand and salt, so we clean carpets and detail glass.
  • We service Broulee alongside Mossy Point and Tomakin, so it's an efficient loop for us.
  • Owners book deep cleans before the Christmas and Easter rush.
  • A relaxed family town, so we see a lot of regular holiday-home maintenance cleans.
Bond cleans in Broulee from $450 (1 bed) to $850 (4 bed), fixed price by size, bond-back guaranteed. Carpet clean $50 a room.

Broulee, and the kind of town it is

Broulee sits roughly halfway between Batemans Bay and Moruya, a laid-back beach town that fills right up over summer and quietens down again through winter. It has the surf beach on one side, the little tidal causeway out to Broulee Island, and a tangle of streets full of beach houses behind it. That mix of holiday town and family town is the thing that shapes our week here. One day we're turning over a short-stay rental for the next guests, the next we're doing a regular fortnightly clean for a family who lives here all year round.

What makes Broulee different from the busier spots up the coast is the rhythm. It's not a high-rise unit town like parts of the Bay, and it's not a working town like Moruya. It's beach houses, fibro shacks that have been done up, newer builds on the rises with a bit of a view, and a steady stream of holiday lets. A lot of those holiday homes are owned by people who live in Canberra or Sydney and only get down a few times a year, so they need someone local they can trust to keep the place right while they're away.

We're an Indigenous-owned business and we started Capital Coastal Cleaning back in 2023, working this stretch of coast from Durras down to Moruya. Broulee is one of the spots we know best, partly because we loop it together with Mossy Point and Tomakin in the one trip. That means when you book us for Broulee, you're getting people who actually drive these streets every week, not someone making the run down from somewhere else.

The properties we clean around Broulee

The holiday rentals around Broulee Island and the surf beach are the backbone of our work here. These are the places that fill up over the school holidays and long weekends and then sit empty for stretches in between. Owners need them spotless for the next booking and they need it done in the window between one lot of guests checking out and the next lot checking in. We do a lot of those changeovers through summer, and they have to be quick and right the first time, because there's rarely a second chance before the new guests walk in.

Then there's the beachside homes near the causeway and along Broulee Beach. These cop the worst of the coastal weather, and they're a different job again. Glass and aluminium take a beating from the salt, and the sand finds its way into everything. We clean the carpets and detail the glass on these ones as a matter of course, because that's where the wear shows first.

Away from the water you've got the permanent family homes, the ones tucked back in the streets behind the beach. This is a relaxed family town and a lot of these households book us for regular maintenance cleans, fortnightly or monthly, just to keep on top of things. We also do the holiday homes that owners use themselves and rent out part of the year, which sit somewhere in between, needing both regular upkeep and the occasional bigger reset.

What the coast does to a Broulee home

Living this close to the surf beach has a cost, and it shows up on every hard surface in the house. Salt drifts in off the breakers and settles on windows, screens and the aluminium frames around them. Left alone it dulls the glass and starts to pit the metal. On the beachfront streets near the causeway we always start with the glass and the window tracks, because that's the first thing you notice when you walk into a place that's been let go.

Sand is the other constant. With the surf beach right there and the walk out to Broulee Island over the causeway, everyone tracks it in. It works into carpet, gathers in the grout lines on tiled floors, and collects in door tracks and along skirtings. For the holiday lets especially, a floor that still has last week's sand in it's the quickest way for a guest to feel like the place wasn't cleaned properly. So floors get serious attention on every job we do down here.

Because so many of these homes sit empty between bookings, damp and that closed-up smell can creep in too, particularly in bathrooms and laundries that don't get aired out. Part of looking after a Broulee holiday home is staying on top of that, keeping the wet areas, the grout and the exhaust fans in good nick so the place smells fresh when the next guests arrive rather than musty and shut-up.

The jobs Broulee locals call us for most

Top of the list are holiday-let changeovers. Broulee's short-stay market runs hard through summer and across every long weekend, and a clean changeover is what keeps the bookings and the reviews ticking over for owners. We strip and remake the beds, reset the kitchen and bathrooms, clear out whatever the last guests left behind, and get the floors and glass back to a standard a paying guest expects. We turn these around fast in the gap between check-out and check-in, which is usually mid-morning to early afternoon.

Deep cleans are the other big one, and they cluster around the calendar. Owners book them before the Christmas and Easter rush, when they want the place reset top to bottom before the busiest weeks of the year. That's the full going-over, the stuff a normal clean doesn't reach, oven, behind and under furniture, skirtings, fans, the lot, so the home is genuinely guest-ready for peak season.

Carpet cleaning is a staple here too, and it goes hand in hand with the sand and salt. Beach-house carpet takes a hammering over a busy summer, and a carpet clean lifts the ground-in grit and freshens the place up again afterwards. We also do a steady run of regular maintenance cleans for the permanent families and the owners who want their holiday home kept ticking over between visits, plus end of lease cleans for the rental stock, done to the REINSW exit standard with our bond-back guarantee behind them.

Being Batemans Bay based, and looping Broulee with Mossy Point and Tomakin

We're based in Batemans Bay, just up the coast, and Broulee is well inside our regular run. We service it alongside Mossy Point and Tomakin, the three of them strung along that stretch by the Tomaga River, so we treat them as one efficient loop. That's good news if you own a place here, because it means we're down this way often and we can usually fit you in without a lot of waiting around.

The loop matters most when timing is tight. Holiday changeovers live and die by the clock, and because we're already working Mossy Point and Tomakin on the same trip, we can line up a Broulee changeover in the same window rather than making a special trip for it. If a guest checks out at ten and the next lot arrive at two, that's the kind of turnaround we're set up for down here.

It also means we know the area properly. We know which streets near the beach get the worst of the salt, we know the holiday homes that sit empty for months and need a proper airing before they're used, and we know the families who just want a reliable regular clean and no fuss. That local knowledge is the difference between a clean that ticks boxes and one that actually suits the way a Broulee home gets used.

What to expect when you book us

We're a small local team and you'll see the same faces, people like Tyson, Shanice and Lisa, rather than a different stranger every visit. Everyone is police-checked and we're fully insured, which matters when you're handing over keys to a holiday home you can't be there to watch over yourself. We use low-tox products too, which is worth knowing if your place gets used by families with little kids, or if it's a rental where you'd rather not have harsh chemical smells greeting the next guests.

We're open seven days, and around Broulee that's not just a line, it's a necessity. The short-stay market doesn't care that it's a Sunday or a public holiday, and neither do we. If you've got a changeover that has to happen on a weekend in the middle of the summer rush, that's exactly when we expect to be working. We carry a 5.0 rating from 110 Google reviews, and a fair chunk of that comes from owners who needed a turnover done right and on time and got it.

For the holiday-home owners who aren't local, we're set up to be your eyes on the ground. We'll let you know if something looks off, if there's damage the last guests left, or if the place needs more than a standard clean before the next booking. The idea is that you can leave the property side of things to us and not have to drive down from the city to check it yourself.

Give us a call

Whether you own a holiday let near Broulee Island that needs reliable changeovers through summer, a beachfront place on the causeway side that's taking a beating from the salt and sand, or you just live here and want a regular clean you don't have to think about, we'd be glad to help. We cover the whole of Broulee and loop it with Mossy Point and Tomakin, so we're down your way often.

Give Capital Coastal Cleaning a call on 0479 184 498 and tell us what you've got. We'll talk through your place, whether it's a quick guest turnover or a full deep clean before the Christmas and Easter rush, and sort out a time that works. We're local, we're open seven days, and Broulee is right in our patch.
