Lawn & Yard Maintenance done properly
Keep the outside as sharp as the inside. We mow, edge, whipper-snip and clear up for homes, holiday lets, rentals and small commercial grounds across the Eurobodalla. A one-off tidy-up before an inspection or a sale, or a regular round that keeps the lawn under control through the growing season. Green waste taken away, beds and paths blown down, the place left neat. Handy to pair with a holiday-let changeover or an end of lease clean.
What a lawn and yard tidy with us actually covers
Our lawn and yard maintenance is the straightforward outdoor work that keeps a property looking cared for, week to week or as a one-off. The core of it's mowing, edging, whipper-snipping and a blow-down of the paths and hard surfaces, with the green waste taken away so you aren't left with a pile of clippings to deal with. We cut the lawn to a sensible height for the season, edge along the paths, driveway and garden beds so the lines are crisp, run the whipper-snipper around fences, posts, the clothesline, the air-con unit and any spots the mower can't reach, then blow the cuttings and leaf litter off the concrete, decking and entry so the place is clean when we leave.
Green waste removal is part of the standard job. We bag or load the clippings and take them with us rather than stuffing your bin or leaving a heap behind the shed. If you'd rather we tip the clippings into your own green bin to save a bit, just say so and we'll work around that. For the regular rounds we'll keep the lawn on a steady cut so it never gets away from you, and in the growing months we can come more often so it doesn't turn into a hay paddock between visits.
A couple of honest notes on what isn't in a standard lawn tidy. This service is mowing and yard upkeep, not full landscaping. We don't do tree lopping, stump grinding, big hedge reshaping, irrigation repairs, turf laying or garden design as part of the basic job. Light weeding of beds, a tidy of an overgrown edge, or a one-off bigger first cut to get a neglected yard back under control are all things we can do, but we treat them as add-ons and quote them separately so you aren't surprised. If your yard needs more than a mow, tell us when you book and we'll sort out what's realistic.
Who this suits, from family homes to holiday lets
Most of our regular lawn work is for people who simply don't have the time or the gear to keep on top of it. Families with both parents working, older locals who are no longer up to pushing a mower around in the heat, fly-in fly-out workers, and people who would just rather spend their weekend at the beach than behind a mower. We take it off your plate, turn up on a steady schedule, and you come home to a yard that's done. No trailer, no fuel, no whipper-snipper line jamming up on a Sunday afternoon.
We also do a steady run of work for rentals and the people who manage them. Property managers and landlords from the Bay down to Moruya use us to keep the grounds of a tenanted place under control, or to get a yard back to a presentable state between tenancies. A neglected lawn is one of the first things that gets flagged at a routine inspection, and a tidy yard makes a rental far easier to re-let, so a regular round on an investment property usually pays for itself.
The holiday-let and Airbnb side is big down here, and a lot of those owners aren't local. If you own a place at Surfside, Long Beach, Mossy Point or Tomakin that you rent out over summer but only visit a few times a year, we can keep the yard sharp so it photographs well and guests aren't greeted by knee-high grass. We can also fit a mow into a changeover so the lawn is done in the same window the inside is being turned over. On the commercial side we look after small grounds too, the strip out the front of a shop, a little office block, a unit complex common area, that kind of thing rather than large industrial sites.
The coastal angle, why Eurobodalla yards have their own rhythm
Keeping a lawn on this coast isn't the same as keeping one inland, and the growing season runs hard. Through the warm, damp months the grass near the water gets away fast, and a yard that looks fine when you leave for a fortnight can be a jungle when you get back. Couch and kikuyu in particular run rampant over summer and send runners across paths and into the garden beds, which is why the edging and the whipper-snipping matter as much as the cut itself. We set the mowing frequency to the season rather than a flat year-round interval, more often when it's growing, eased back in the cooler months when it slows down.
Salt air and sand change the job too. Yards close to the beach at Batehaven, Denhams Beach, Maloneys Beach and along the Durras strip cop fine sand blown in off the dunes, and the grass there's often patchy and tougher to cut cleanly. We adjust the mower height so we aren't scalping thin, sandy lawns down to dirt. Leaf and bark litter is another local reality, especially on blocks backing onto bush near Murramarang National Park, so the blow-down at the end of the visit is doing real work clearing the paths and entry rather than just for show.
We cover the whole coast, from North and South Durras and Long Beach in the north, through Batemans Bay, Batehaven, Catalina, Sunshine Bay, Surfside, Denhams Beach and Nelligen up the Clyde, down through Malua Bay, Lilli Pilli, Guerilla Bay, Rosedale, Mossy Point, Broulee and Tomakin, and on to Mogo, Moruya and Moruya Heads. Whether it's a beach house, a unit near the Clyde River, a cottage near Mogo village or a place over by the Moruya hospital precinct off Vulcan Street, we've very likely mowed one nearby and we know how the grass behaves in that pocket.
Pre-sale and pre-inspection tidy-ups
First impressions count when a property is being looked at, and the yard is the first thing anyone sees before they reach the front door. If you're putting a place on the market, a sharp lawn, crisp edges and clear paths make the whole property feel cared for in the photos and at the open home. We do pre-sale tidy-ups timed around your agent's photography and inspection dates, and we're happy to coordinate with the agent on timing so the yard peaks at the right moment rather than a week too early.
The same goes for rental inspections. If a routine inspection is coming up and the lawn has crept past what the lease expects, a one-off tidy gets it back under control quickly. For tenants, a flagged yard at inspection is an easy thing to fix and an easy thing to avoid, and a single visit from us is cheaper than a black mark on your rental record. For owners and managers, we can go in between tenancies to reset an overgrown yard so the place shows well to the next applicant.
These tidy-ups often pair naturally with our other work. A pre-sale yard tidy alongside a deep clean inside, or a yard reset bundled with an end of lease clean, means the whole property is presented as one job rather than you chasing two separate trades. If you're booking an exit clean with us and the lawn is part of what the agent expects back, mention it and we'll line both up together.
Pairing with holiday-let changeovers and end of lease
A lot of what we do fits around the changeover and moving-out rush, because the outside of a property matters just as much as the inside in both cases. On a holiday-let changeover, guests judge a place from the driveway in, and a shaggy lawn undoes the work of a spotless interior. We can slot a mow and tidy into the same changeover window so the place is guest-ready, grass and all, in one hit. For owners running a short-stay over the summer peak from Surfside through to Broulee, a standing arrangement through the busy months keeps every booking starting on the front foot.
At end of lease, most leases require the yard handed back in the same condition as the entry report, mown, edged and free of weeds and rubbish. A tenant who has nailed the inside clean can still lose marks at the final inspection over an overgrown lawn or weedy beds. We do a proper exit-grade yard tidy so the outside matches the standard of the inside, and because we also do end of lease cleaning, we can do both at once and hand the whole property back ready for the agent.
Bundling the yard with an inside clean usually works out simpler and often a touch cheaper than booking two trades on two different days. It also means one team is accountable for how the property presents at the inspection. Just tell us when you book that the lawn is part of it, give us a rough idea of how overgrown it is, and we'll factor it into the quote and the timing.
What to expect on the day
We turn up with our own gear, mowers, edger, whipper-snipper, blower and fuel, so you don't need to leave anything out for us. Before the first visit it helps to clear the lawn of the loose stuff that catches a blade, kids' toys, the dog's chew bones, the garden hose, pots and pet droppings, and to let us know about anything we should steer around, a soft new turf patch, a sprinkler head, garden lighting, or a section you want left longer for the dog or the chooks. If there's a locked gate or a dog in the yard, sort access with us beforehand so we aren't left standing at the fence.
When the team arrives, usually Tyson, Shanice or Lisa depending on the day, we mow first, then edge the paths, driveway and beds, whipper-snip the spots the mower misses, and finish with a blow-down of all the hard surfaces. The clippings get cleared and taken away, or tipped into your green bin if that's what you've asked for. We're police-checked and fully insured for public liability, which matters when there's gear running and we're working around your home, your neighbours and the street.
Our products and approach are low-tox and family and pet-safe, so if we do any spot weeding or treatment as an add-on, there's nothing harsh left behind on a lawn the kids and the dog use. How long a visit takes comes down to the size of the block and how overgrown it is. A small courtyard or unit lawn might be twenty minutes, a decent suburban block half a morning, and a neglected first cut on an acreage-style yard the better part of a day. We don't rush the finish, and we don't leave clippings blown into the gutter or your neighbour's drive.
How pricing works in plain terms
We price lawn and yard work on the size of the yard and how much there's to do, not on a flat one-size figure, because a small unit courtyard in Catalina and a sprawling block at North Durras that hasn't been touched in a month are genuinely different jobs. The main things that move the price are the area of lawn, how long the grass is, how much edging and whipper-snipping there's, the amount of green waste to cart away, and whether the block is flat and open or cut up with beds, slopes and tight corners.
Regular rounds work out cheaper per visit than one-offs, because a lawn that's kept on a steady cut is quick and easy, while a one-off on a yard that has run wild is slow going and there's a lot more to remove. A heavily overgrown first cut is usually quoted as its own job to get the yard back to a baseline, and from there the regular visits settle into a lower, predictable rate. If you want to keep the cost down, a fortnightly round through the growing season and a stretch-out over winter is the way most locals do it.
To give you an accurate price we like a few details up front, the address or at least the suburb, a rough idea of the yard size, how long the grass is right now, and whether you want a one-off or a regular round. A couple of photos of the front and back help a lot. Give us a call on 0479 184 498 and we'll give you a clear figure, and what we quote is what you pay unless you ask us to add something like weeding or a bigger clean-up on the day.
Common problems and how we handle them
The most common one is a yard that has got away over a holiday or a wet spell. Long, thick grass can't safely be cut straight down to a normal height in one pass, it stresses the lawn, leaves it yellow, and clogs the mower with wet clumps. Where a lawn is badly overgrown we cut it in stages or take the first cut a bit higher and come back, so we aren't scalping it back to dirt and leaving you with a brown patch. We'll tell you on the day if a yard needs that approach rather than promising a putting green out of a hay paddock.
Wet ground and the coastal weather are the other regular spanners in the works. A sodden lawn after a run of rain doesn't cut cleanly, it rips and ruts, and a mower can tear up soft, waterlogged turf, so sometimes the right call is to push a visit back a day or two rather than wreck the lawn. Because we're open seven days and we're local, shifting a visit a short way to catch a dry window is usually easy, and on a regular round it evens out across the month.
Then there are the things hiding in long grass that can damage gear or get flung by a blade, hidden sprinkler heads, half-buried bricks, dog toys, sticks and stones. On a first visit to an unfamiliar yard we go carefully and we ask you to flag anything we should know about. We also come across thin, sandy or shaded patches near the beach that simply won't grow a thick lawn no matter how it's mown, and we'll be straight with you about that being a turf or soil issue rather than something a different mowing pattern fixes.
Why a careful local team gets it right
Capital Coastal Cleaning is Indigenous-owned and locally operated, started right here in Batemans Bay in 2023 by the owner, Tyson. We're a small local team, not a franchise sending a different contractor each week, and the people who turn up to your yard are the same people whose names appear in our reviews, Tyson, Shanice and Lisa. We live and work on this coast, so a job done well is our name in a small community where word gets around fast, and a job done badly is too.
Trust is the part that matters when someone is coming onto your property, often while you're out. Our team is police-checked and we carry full public liability insurance, so you, your neighbours and your property are covered if anything ever went wrong. We use low-tox, family and pet-safe products for any spot treatment, because a lawn is where kids play and dogs lie, and there's no reason to leave harsh chemicals on it. We've earned a 5.0 rating from 110 Google reviews by turning up when we say we'll and finishing the job properly, edges, blow-down and green waste gone, not just a quick mow and off.
Because we also do the inside, end of lease cleaning, holiday-let changeovers, home and office work, we can look after a whole property under one roof and one bill, which is why so many landlords, holiday-let owners and busy families along the coast keep us on a regular round. Give us a call on 0479 184 498, tell us where you're and a bit about the yard, and we'll keep it tidy so you don't have to think about it.
