Your local cleaners in Batemans Bay

Our home base. Batemans Bay is where Capital Coastal Cleaning started and where we do the most work, from the units along Beach Road to the family homes up behind the town and the holiday rentals near the water. We're Batemans Bay based, so Batemans Bay is an easy run for us, no travel surcharge and often same-day availability.

What we know about Batemans Bay

  • The units and townhouses along Beach Road and around the Promenade are some of our most-cleaned addresses, both rentals and holiday lets.
  • Sitting right on the Clyde River and the bay, homes here cop salt spray on glass and aluminium, so shower screens and window tracks get extra attention.
  • The streets up behind the CBD toward Hanging Rock are family homes where we do regular and end of lease cleans.
  • With so many short-stays near the water, fast guest changeovers are a big part of our week in the Bay.
  • Being based here means we're usually only minutes away for an urgent exit clean before a midday handover.
Bond cleans in Batemans Bay from $450 (1 bed) to $850 (4 bed), fixed price by size, bond-back guaranteed. Carpet clean $50 a room.

Batemans Bay is our home base, and it shows in our week

Capital Coastal Cleaning started right here in Batemans Bay, and the Bay is still where we do the most work by a long way. Tyson got the business going in 2023 cleaning local homes and rentals, and these days the team (Tyson, Shanice, Lisa and the rest of the crew) is in and out of addresses across town most days of the week. We know which units have the tricky shower screens, which streets the rubbish truck runs on, and which agents want the oven photographed for the bond report. That comes from working the same town for years, not from a brochure.

Because we live and work here, a Batemans Bay job is rarely a long drive for us. We aren't coming down the highway from somewhere else and adding it to a quote. We're already in the Bay, which is why we can take an urgent exit clean and still make a midday handover, something we'll come back to further down.

The kinds of places we clean around the Bay

Batemans Bay isn't one type of property, it's a few different worlds stacked into a small town. Down along Beach Road and around the Promenade you've the units and townhouses, and those are some of our most-cleaned addresses anywhere. A lot of them are rentals, plenty are holiday lets, and a fair few are owner-occupied units where someone has downsized to be near the water. The work in those buildings is its own thing: tight bathrooms, balcony glass that faces the bay, shared stairwells and the kind of quick turnaround a busy block demands.

Then you head up behind the CBD, toward Hanging Rock, and it changes to family homes on proper blocks. That's where a lot of our regular house cleans live, the fortnightly and weekly bookings for households who just want it kept on top of, plus the end of lease cleans when a family moves on. Those homes are further back off the water, so they cop less direct salt, but they catch more of the everyday traffic of family life: kids, pets, footy boots and the sand that still gets tracked back from a trip to the foreshore.

Closer to the Clyde River and down near the water you get the holiday rentals and second homes, places that sit empty through the week and fill up on weekends and over summer. Those are run as businesses, near enough, and they need a clean that photographs well and reads spotless to a guest who has paid good money for a weekend by the bay. Same town, three very different jobs, and we're set up for all of them. We don't try to force a one-size quote across them, because a Promenade unit changeover and a four-bedroom family bond clean up toward Hanging Rock are nothing alike.

Damp, river air and the things people forget

Sitting on the Clyde and the bay, the Bay carries a fair bit of moisture in the air, and that shows up in the spots people tend to skip. Bathroom grout, the silicone around showers, exhaust fans and the corners of ceilings in the units down near the water are where mould likes to start. In a holiday let that has been shut up through the week with the salty river air doing its quiet work, it can creep up faster than an owner expects.

So in the Bay we keep an eye on the damp-prone spots as part of a proper clean, the grout, the screens, the window reveals where condensation sits, rather than just the surfaces people glance at. It's the difference between a place that looks clean on the way past and one that actually is. For owners getting a holiday property guest-ready before peak season, that detail is exactly what stops a bad review about a musty bathroom.

The Beach Road and Promenade units are our patch

If there's one stretch we know better than any other, it's the units and townhouses along Beach Road and around the Promenade. We're in those buildings constantly, both the long-term rentals and the holiday lets, and there's a knack to them. The balcony glass faces straight out over the bay and takes the full hit of the salt, the kitchens and bathrooms are compact and need to be reset cleanly, and the body-corporate buildings have their own rhythm for access, parking and bins that you only learn by working them.

Because we already know most of those addresses, we can give a straight quote without a song and dance, and we can usually fit a changeover in around the existing bookings in the same block. For an owner or an agent managing a unit down there, that local knowledge takes a lot of the guesswork out of it. We've likely cleaned the place next door, or the one upstairs, this month.

Salt off the bay is the local enemy

Sitting right on the Clyde River and the bay, Batemans Bay homes cop salt spray that places a few streets inland never see. It drifts in off the water, settles on glass and aluminium, and leaves that cloudy film that a quick wipe with a household spray just smears around. Shower screens, balcony doors and the big front windows facing the water are the worst for it, and the aluminium window tracks fill with a gritty salt-and-sand paste that needs digging out, not just wiping over.

That's why, in the Bay, the screens and tracks get extra attention as a matter of course. We aren't adding it as an upsell, it's simply what a coastal home here needs to come up properly. On the units along Beach Road and the Promenade, where the balconies look straight out over the water, the salt build-up on the glass and the door runners is the first thing we go after. Get the glass right and the whole place reads clean, leave it and it looks tired no matter how good the rest of the work is.

Sandy feet and what they do to floors and carpet

The other thing about a beach town is that the beach comes home with everyone. Sandy feet walk through the door from the foreshore, the boat ramp and the holiday weekends, and that fine grit works its way deep into carpet and along skirting and door tracks. In the family homes up behind town it grinds into the carpet over time and dulls it. In the holiday units near the water it can be the difference between a guest leaving a five-star review and a complaint about a gritty floor.

So floors are a big part of what we do in the Bay. Hard floors get a proper going-over rather than a flick with a dry mop, and for the carpeted homes, carpet cleaning lifts out the sand and salt that vacuuming alone leaves behind. Plenty of our Batemans Bay regulars book a carpet clean after the busy summer stretch to reset the place once the holiday traffic has died down.

The jobs locals in the Bay call us for most

Because the Bay has such a busy short-stay and rental scene near the water, holiday-let changeovers are one of the biggest parts of our week. Guests check out late morning, the next lot arrive that afternoon, and in between the place has to be reset top to bottom: beds stripped and remade, kitchen reset, bathrooms detailed, sand swept out and balcony glass wiped down. We turn those around fast because we know the buildings and we're based in town.

End of lease cleans are the other big one. The Bay has a busy rental market, especially through the Beach Road and Promenade units and the family homes up toward Hanging Rock, and we do those bond cleans to the standard local agents expect, the REINSW exit condition, with a bond-back guarantee behind the work. On top of that we do the regular weekly and fortnightly home cleans, plus the wider service range across town: office and commercial work, facility and council cleaning, builders cleans on the newer units, window cleaning, NDIS and home care package cleaning, and the lawn, yard and rubbish removal side when a place needs a full reset.

Being Batemans Bay based means we're usually minutes away

This is the part you really feel when something goes wrong. A tenant moves out the morning of the inspection, or a holiday-let guest leaves the place in a state and the next booking lands at two. In the Bay, we're usually only minutes away, so we can get a crew there, knock out an urgent exit clean and have it ready before a midday handover. That isn't a promise we could make about a town an hour up the road, but here it's just the reality of being local.

It also means no travel surcharge dressed up in the quote, and it means we can often fit a same-day or next-day job when the diary allows. When you ring 0479 184 498 about a Batemans Bay address, you're talking to the people who actually clean the Bay, not a call centre booking someone in from out of town.

What to expect when you book us in the Bay

We're a small local team, so you tend to see the same faces rather than a different stranger every visit. Everyone is police-checked and we're fully insured, which matters when you're handing over keys to a holiday unit or an empty rental. We use low-tox products, which is worth saying in a town where a lot of homes have kids, pets and people living close to the water who would rather not have harsh chemical smells through the place.

We're open seven days, which suits the Bay, where the busiest changeover days fall on weekends and the rental inspections don't always land on a Monday. Quotes are straight, the work is done properly the first time, and if something isn't right we sort it. The 5.0 rating from 110 Google reviews comes from doing exactly that, week in and week out, for the same local town.

Batemans Bay is where we started and it's the patch we know best.
