Our bond-back guarantee, in plain words
Moving out is stressful enough without wondering whether you'll see your bond again, so here's our promise, written plainly. When you book an end of lease clean with Capital Coastal Cleaning, we clean your old place to the standard a property manager expects at final inspection, and if the agent flags anything we missed on the cleaning, we come back and put it right for free. No fee, no argument.
We're a local, Indigenous-owned business based in Batemans Bay, and we clean homes right along the Eurobodalla coast from Durras down to Moruya. Tyson started this in 2023, and the team you'll meet (Tyson, Shanice, Lisa and Tash) are the same names you'll see in our Google reviews. We're police-checked and fully insured for public liability. When our name is on the job, our name is on the guarantee.
This page sets out what the bond-back guarantee covers, what it honestly can't, and how to claim it. We would rather tell you the truth now than surprise you later.
What the guarantee actually covers
The guarantee covers the cleaning. If the agent or landlord marks the property down at final inspection because something wasn't cleaned properly, that's on us, and we return to re-clean it at no charge.
In practice that means every cleanable surface in the home. Kitchen benches, splashbacks, cupboards, the oven, cooktop and rangehood, sink and taps. Bathrooms scrubbed top to bottom, including the toilet, shower screens, tiles, grout where it will respond to cleaning, mirrors and vanities. Skirting boards, door frames, light switches and the tops of doors wiped down. Walls spot-cleaned. Internal windows, sills and tracks. Wardrobes emptied of dust. Floors vacuumed and mopped throughout. If you add carpet cleaning, it's covered by the same promise.
Put simply, if it's dirty and can be cleaned, getting it clean is our job, and standing behind that work is our guarantee. You get a fixed written quote up front, priced by the size of the home (from $450 plus GST for a one bedroom, $500 to $600 plus GST for a two bedroom, $600 to $750 plus GST for a three bedroom, up to $700 to $850 plus GST for a four bedroom), so you know the full cost up front.
What it honestly can't cover
We would be doing you a disservice if we pretended a clean could fix everything, so here's the straight version. The guarantee covers cleaning, not repairs and not the passage of time.
It doesn't cover fair wear and tear. Carpet thinned over years of foot traffic, paint that has faded, a scuff worn into a floorboard. A landlord can't legally hold your bond for normal wear and tear, and a clean was never going to change those things anyway.
It doesn't cover damage or repairs. Cracked tiles, holes in the wall, broken fittings, a torn flyscreen, a benchtop where the surface itself is marked, these are repair items, not cleaning items.
It doesn't cover stains and marks that simply won't lift. Some things are permanent. Old burns in carpet, dye marks, rust eaten into a surface, mould grown into silicone or grout beyond what cleaning can reach. We'll always give it an honest go, and if something won't budge we'll tell you on the day rather than let you find out at inspection.
And it doesn't cover gardens, rubbish left behind, or items still in the property unless those are part of the quote. If you want lawn and yard tidy-up or rubbish removed, we do that too, just say so up front so it goes on the quote.
The REINSW exit standard we clean to
When we say we clean to the standard your agent expects, we mean the exit cleaning standard used across the New South Wales rental industry, the checklist agents lean on at a final inspection. The Real Estate Institute of New South Wales (REINSW) sets out what a property should look like when a tenant hands back the keys, and that's the bar we aim for, room by room.
Working to that standard matters because it lines up what we do with what your agent is grading. We aren't guessing at a vague idea of clean. We're cleaning to the very list the inspection is measured against, which is the whole point of a bond clean. It's also why our exit cleans are different to a regular tidy-up. A regular clean keeps a lived-in house fresh. An exit clean is a deep, methodical pass against a formal checklist.
The room-by-room checklist behind it
Here's how we work through a property so nothing slips, room by room, ticking off each area before moving on.
Kitchen: oven cleaned inside including racks and trays, cooktop and rangehood degreased, cupboards and drawers wiped inside and out, benchtops and splashback done, sink and taps polished, floor mopped.
Bathrooms and laundry: shower, screen, tiles and grout scrubbed, toilet cleaned inside and out and around the base, vanity, mirror and basin done, exhaust fans and soap or mould build-up addressed, laundry tub and dryer lint trap cleaned, floors mopped.
Bedrooms and living areas: wardrobes wiped out, mirrored doors cleaned, skirting boards and architraves dusted, light fittings and switches wiped, cobwebs cleared, carpets vacuumed (or cleaned if booked), hard floors mopped.
Throughout the home: internal windows, tracks and sills cleaned, doors and frames wiped, walls spot-cleaned, air-conditioner filters and vents dusted where reachable, blinds dusted. We finish with a final walk-through against the list before handing it back to you. This is the same discipline whether it's a one-bedroom unit near the bay or a larger house out toward Moruya.
How to claim the re-clean (the 72 hour window)
If your agent or landlord says something on the cleaning wasn't up to standard, claiming the guarantee is straightforward, and the one thing that matters is timing.
Send us the agent's inspection report within 72 hours of the inspection. It lists exactly what they want addressed, so we know where to go and what to do. Forward it by text or email, or call us on 0479 184 498 and we'll sort the details with you.
Once we've it, we book a return visit and re-clean the flagged items at no charge. No fee, no fuss, no waiting around for weeks. The 72 hour window exists for a simple, fair reason. The property needs to be in the same state we left it, with no new occupants, no furniture moved back in and no fresh mess, so everyone can see the issue is about the original clean.
We keep this honest both ways. If something on the report is genuinely a cleaning miss, we own it and fix it. If it's wear and tear or a repair dressed up as a cleaning complaint, we'll explain that plainly so you aren't worrying about something that was never yours.
Why this matters when you're moving
Your bond is real money, often several weeks of rent sitting with the rental authority, and for most people it's already spoken for. It's the deposit on the next place, the cost of the removalist, the breathing room while you settle in. Losing a slice of it over a missed oven tray is a frustrating way to start a new chapter.
A bond clean with a guarantee behind it takes that risk off your plate.
