What a bond-back guarantee really means
Our bond-back guarantee is a simple promise. We clean your end of lease property to the standard your property manager or landlord expects under the REINSW exit condition report, and if they knock back any part of the clean, we come back and fix it for free. You don't pay twice, and you aren't left arguing with the agent on your own.
It helps to be clear about what the guarantee is and isn't. It's a re-clean guarantee, not a cash promise that your bond will be returned in full. The bond is held by NSW Fair Trading through the Rental Bond Board, and only the agent, the landlord and the tenant decide how it gets split. What we control is the cleaning, so that's what we stand behind. If the property is marked down on cleaning at the final inspection, we sort it. We can't guarantee against deductions for damage, unpaid rent, lawn that grew back, or wear and tear, because none of that's our work.
What the guarantee actually covers
When we say we clean to the exit standard, we mean the full list an agent walks through with a clipboard. Kitchens get the oven, griller, range hood filters, stovetop, splashback, inside and outside of all cupboards and drawers, the sink and taps. Bathrooms get the shower screen and tiles descaled, grout scrubbed, toilet, vanity, mirror and exhaust fan. Right through the place we do skirting boards, light switches, power points, door tracks, window sills, wardrobes, and the tops of doors and architraves where dust loves to sit.
We also handle the spots people forget until the agent points at them. Inside the windows and the reachable outside panes, flyscreens taken down and washed, sliding door tracks dug out, cobwebs off the eaves and ceilings, marks wiped off walls, and the laundry tub and dryer filter done. If carpet cleaning is part of your lease, we can do that on the same visit so the whole job lines up under one quote and one guarantee.
If there's something genuinely outside a normal clean, we tell you before we start, not after. A flooded laundry full of mould, a garage drowning in someone else's junk, or paint that has been scrubbed back to bare plaster aren't cleaning problems, and we'll say so honestly rather than promise the impossible.
How the re-clean works if the agent knocks something back
The process is meant to be easy on you because you've enough going on during a move. If your property manager flags a cleaning issue at the final inspection, get in touch with us as soon as you know, ideally with the inspection report or the photos the agent sent through. The faster we hear, the faster we can get back in.
We ask that this happens within a reasonable window, usually within about three days of the final inspection, and before any other cleaner or tradesperson goes in after us. That last part matters. Once someone else has been through the property we can't tell what was our work and what was theirs, so the guarantee only holds while the place is in the state we left it.
When we come back for a re-clean there's no extra charge for the cleaning itself. We fix the specific items the agent listed, the agent re-checks, and that's the end of it. In practice this almost never happens, because we quote off the exit standard from the start, but the guarantee is there so you're covered either way.
Why a fixed quote up front protects you
We quote bond cleans as a fixed price, set by the size of the place. You know the number before we lift a finger, and that number doesn't change because the job took us longer than we thought. Our bond cleans are a fixed price by the number of bedrooms, plus GST, so you know exactly where you stand. A one bedroom runs $450 to $550, a two bedroom $500 to $600, a three bedroom $600 to $750 and a four bedroom $700 to $850, with the spread depending on the condition and whether things like the oven or the windows need extra work. Carpet cleaning is a flat $50 per room plus GST, and when it's part of your bond clean there's no minimum on it.
A fixed quote matters for the guarantee because it removes the hourly pressure that makes some cleaners rush. We aren't watching a clock and stopping at a set time. We're cleaning until the property meets the standard we quoted on, full stop. If we underestimate the job, that's on us, not your wallet.
When we come out to quote we look at the real condition of the home, including how long you've been there and whether it's a holiday-let or a long term rental that has copped a few years of coastal living. That way the price reflects your actual property, and the guarantee is built on a clean we've genuinely sized up rather than a guess over the phone.
