Builders cleans in Surfside, right by the bridge

Surfside sits on the north bank right by the bridge, and that little pocket has seen a fair bit of building activity. New waterfront units go up, older fibro places near the holiday park get gutted and reno'd, and balconies get re-decked to make the most of the water view. When the trades finish, someone has to get the dust, plaster and silicone smears off before anyone moves in or a guest checks in. That handover clean is the job we do here.

We're Capital Coastal Cleaning, an Indigenous-owned local team based just over the bridge in Batemans Bay. Tyson started the business in 2023 and runs it with Shanice and Lisa. Being minutes from your base across the river means a builders clean in Surfside is often a same-day option, which matters when a handover date is locked in and the chippies only just packed up.

Waterfront units and that salt-air glass problem

The waterfront units in Surfside are where builders cleans get fiddly. You've got big stacker doors and balcony glass facing the water, and the moment the build finishes that glass is already copping salt off the bay. Layer fresh construction film, plaster splatter and the haze from a recent silicone bead on top of salt, and a quick wipe won't touch it. We scrape the stickers and paint flecks off, cut back the silicone smears along the frames, and bring the glass and balcony doors up clear so the view actually looks like the view.

The aluminium window tracks and balcony door channels are the other trap. On a new build they're packed with fine plaster dust and grout sand, and on a waterfront unit that grit binds with salt and seizes the rollers. We vacuum the tracks out, wash them down and check the doors run before we call it done, because a salty, gritty channel on day one ages a brand new door fast.

Rough, detail and final, timed to your handover

A proper builders clean runs in stages, and we'll fit the stages to where your Surfside job is at. The rough clean clears the bulk debris, offcuts and the worst of the dust once the trades are mostly out. The detail clean is the slow one, getting plaster off skirtings, paint off hinges and switch plates, adhesive and grout haze off new tiles, and stickers off the appliances, windows and the glass shower screen. The final clean is the presentation pass on the morning of handover so the place is spotless when the keys change hands or the photographer turns up.

We talk to you about your handover date first and work back from it. If the cabinetmaker or the tiler is running late, that's the coast for you, so we stay flexible and slot the final clean in once they're genuinely finished rather than cleaning twice for nothing.

Dust gets everywhere, especially the fine stuff

Construction dust isn't normal house dust. Plaster sanding throws up a flour-fine powder that settles into every track, vent, cupboard runner and light fitting, and it keeps drifting down for days after the sander's gone. In a Surfside unit with the windows open to the water that dust moves around even more. We work top down, doing the ceilings, cornices, exhaust fans and the tops of the robes before the floors, then detail the cupboards inside and out, the kickboards and the skirtings, so you're not finding a grey film a week later.

We use low-tox products through the whole job, which is the same gear we use in every home we clean. New paint, fresh silicone and a closed-up unit already smell strong enough without us adding a wall of harsh chemical on top, so we keep it clean without choking the place out before someone moves in.

Built to flip straight into a rental or a holiday let

Surfside has high rental turnover and a steady run of bond cleans, so a lot of the new and reno'd places here are headed straight into the rental market or onto the holiday-let books. That changes what a builders clean needs to deliver. A unit that's about to be advertised has to photograph well and pass an incoming inspection, not just look alright in person. We clean it to that standard, glass clear, tracks empty, tiles haze-free and floors sealed of dust, so the first tenant or the first guest walks into a place that genuinely looks brand new.

With the holiday park and the short-stay units close by, plenty of owners want their finished build guest-ready for summer. We can hand it over clean and then keep doing the changeovers once guests start rolling through, so the same team that did the builders clean knows the place inside out for every turnover after.

Local, insured and easy to deal with

Everyone on the team is police-checked and we're fully insured, which builders and owners both like to see before we're let loose in a finished property with new finishes that scratch and mark easily. We're open 7 days, we've got a 5.0 rating from 110 Google reviews, and we know this stretch of the coast because we live and work here. Give us a call on 0479 184 498 and tell us the property, the stage it's at and the handover date, and we'll sort out a builders clean in Surfside that lands the place spotless on the day it matters.

Good to know

Builders Cleans questions, Surfside

Can you clean a new Surfside waterfront unit right before the handover photos? +
Yes, that's exactly what the final clean is for. We time it to your handover or photography date and do the presentation pass that morning, so the glass and balcony doors are clear, the tracks are clean and the tiles are haze-free for the camera. Being minutes from our Batemans Bay base just over the bridge, we can usually fit a Surfside final clean in at short notice if a date moves.
The unit is right on the water, will the salt make the new glass hard to clean? +
Salt off the bay does start working on the glass straight away, and on a fresh build you've also got construction film, paint flecks and silicone haze on top. We scrape and cut that back and bring the glass and balcony doors up properly clear, rather than a quick wipe that just smears the salt around. We also flush the aluminium tracks out, because salt plus plaster grit in a new channel will wear the rollers fast if it's left.
We want to put the place straight onto the rental or holiday-let market after the build, can you clean it to that standard? +
Yes, and that's common in Surfside given the rental turnover and the holiday lets near the park. We clean a finished build to the same standard we hold our bond and changeover work to, so it passes an incoming inspection and photographs like new. If it's going to be a holiday let, we can also take on the changeovers once guests start coming through, so the same team stays across the property.
