Builders cleans for Nelligen's new builds and river-road renos
Nelligen is a historic village on the Clyde River, and the building work here splits into two camps. There are the newer homes going up on the blocks strung along the river road, and there are the older riverside cottages getting opened up, re-clad or extended. Both end up needing a builders clean before anyone moves in or before the photos go online, and that final dust-off is where we come in.
A builders clean isn't a regular house clean. The trades have packed up, the protective film is still on the windows, there's plaster dust on every ledge and silicone smeared on the new glass. Our job is to take that handover-ready, so the place looks like a finished home and not a worksite. Why river-valley damp changes how we finish a Nelligen build
Here's the thing that catches people out in Nelligen. The river valley holds damp, and a brand new build is the worst possible time to leave moisture and fine dust sitting together. Plaster dust and sanding residue that settle into a cold, damp bathroom or laundry will cling to grout lines and the bottom of tiles, and if you wipe it once and walk away it comes back as a haze.
So on a Nelligen builders clean we pay extra attention to the wet areas and the things that move air. New exhaust fans get the construction dust pulled out of them rather than just wiped over the cover, fresh grout and silicone lines get checked and cleared properly, and we make sure the new bathrooms and laundry are bone dry and streak-free before we leave. In a drier suburb you might skate over that. Down here by the river it's the difference between a clean that holds and one that hazes over by the first inspection.
Glass, frames and screens after the trades clear out
New builds along the river road usually go in with big windows to make the most of the Clyde and the bush, which means a lot of glass to get crystal clear at handover. Builders clean glass is a different beast to normal window cleaning. There's the peel-off film, paint flecks, plaster splatter, sticker residue and a band of silicone smear along the edges where the glazier worked.
We take the film off, scrape the flecks and silicone without scratching the glass, then clean the frames and run out the tracks where all the offcuts and dust collect. On a Nelligen build that glass matters twice over, because once it's lived in the salt air drifting up the river and the damp valley conditions will start working on it, so getting a genuinely clean, sealed surface at handover gives the new owners the best start.
Cottage renos in the old village
The other half of our Nelligen builders work is the older riverside cottages. Someone buys one of the original village homes, opens up the back, puts in a new kitchen or bathroom, and now there's a renovation mess layered on top of an old house. That's a trickier clean than a fresh build, because the dust travels into the existing rooms, settles on the older surfaces and gets into the carpet in the parts of the house that weren't even touched.
We treat those jobs room by room. The reno zone gets the full builders clean treatment, dust, paint, plaster, silicone and all, and then we go through the rest of the cottage to pull the construction dust back out of the lived-in spaces and off the soft furnishings. Plenty of these older village places have carpet, so a carpet clean to lift the fine grit the build pushed into the pile is a common add-on for the cottage jobs.
Getting a river-road holiday let or rental ready to earn
A fair few of the new builds and done-up cottages around Nelligen are headed straight into the rental or short-stay market, and a builders clean is the gate they have to pass through first. An agent won't list a place with paint flecks on the glass and dust on the skirtings, and you can't take a guest photo of a kitchen with sticker residue still on the splashback.

Then the final clean lands right on your handover or move-in date so the place is presented spotless.
