Moruya is a working town, and a fair bit of what gets built here isn't a knock-down rebuild on the beach. It's a shop fit-out on Vulcan Street, a consulting room or office near the hospital precinct, a granny flat out toward the river flats, or a reno on an older home in town. A builders clean isn't a regular house clean done harder. It's taking a site from broom-swept to handover-ready, and that's what we turn up to do. What the granite-country dust does to a Moruya site

The thing that catches a lot of builders out in Moruya is the dust. This is granite country on river flats, and that fine grit gets into everything on a site, then settles back down again an hour after you think you've finished. Plaster sanding dust mixes with it and you get a film that wipes back onto window tracks, skirtings and the tops of door frames as soon as the air moves. We also get up onto the architraves, cornices and the tops of the cupboards, the spots a rushed clean skips, because that's exactly where the dust comes back from.

Glass, frames and finishes to a handover standard

On a new build or a reno the glass is usually the giveaway. Paint overspray, silicone fingerprints, plaster splatter and stickers left on the panes. We scrape and detail the glass both sides, clean the frames and the tracks, and pull the protective film and tape off the windows and fittings. Moruya gets enough westerly weather coming up the river valley that you want the glass actually clean at handover, not just smeared clear enough to look alright on a still day. Sandy feet and the salt that drifts in off the coast are hard on glass once a place is lived in, so it pays to hand it over spotless.

We work through the silicone and grout in the new bathrooms and kitchen, pull the building muck out of the new sinks and basins, wipe down the inside of every cupboard and drawer, and clean the new appliances inside and out. Light fittings, switches, power points, vents and the tops of the doors all get done. Skirting boards, door frames, handles and the laundry get the same going-over. The job is finished when the place is ready to be photographed or handed straight to the owner, not when we've run out of time.

Commercial work is a bigger part of what we do in Moruya than further up the coast, because the main-street businesses around Vulcan Street and the offices near the hospital precinct mean there are always fit-outs going on. A retail or office fit-out clean has its own rhythm.
