Window cleaning for a Clyde River village
Nelligen is a different kind of glass job to the beachfront suburbs we clean. It's a historic village sitting on the Clyde River, just over the new Nelligen bridge from Batemans Bay, and the windows here cop river conditions rather than open surf. You get morning mist coming off the water, damp settling in the river valley overnight, and that fine film that builds on glass facing the river. We clean windows for the village houses and the properties strung along the river road, and we shape the job around how a riverside Nelligen home actually weathers, not a one-size template.
Because we're based just across the bridge in the Bay, Nelligen is a quick run for us and often a same-day option. That matters for window cleaning when you want the glass done before an inspection or before family come up for the weekend, and you don't want to wait a week for a crew to come over the hill.
River mist and valley damp, not just salt
On the open coast our window work is mostly about salt and sea-mist film. In Nelligen the river changes that. Glass facing the Clyde picks up a soft water film and spotting from river mist and humidity, and the valley setting means moisture hangs around longer in the morning before it burns off. So we time the external glass for when the frames have dried out, and we clean and dry the panes properly rather than leaving them to streak as the damp lifts.
The same valley damp is why we pay close attention to the inside of the glass too. River-valley homes hold moisture, and that shows up as condensation marks, watermarks low on the pane, and mould creeping into the rubber seals and corners. When we do the internal glass we wipe the seals and the bottom of the frame where that damp collects, not just the clear middle of the window.
Tracks, frames and flyscreens that sit in the damp
Window tracks in a damp river spot are where the gunk lives. Leaf litter and grit blow in off the river road, then the morning damp turns it into a paste that sets in the bottom track. We dig the tracks out, clean the channels, and clear the weep holes so the windows still drain and slide instead of sitting in a tray of muck. On a Nelligen home that track work often makes a bigger difference to how the window looks and works than the glass itself.
Flyscreens take a beating here too. Down by the river the screens collect more bugs, pollen and fine debris than a breezy beachfront place, and damp mesh holds it. We pull the screens, wash them down and let them dry before they go back, so you aren't looking at the river through a grey film. We also check the frames as we go. Older riverside cottages often have timber-framed or older aluminium windows, and we treat that paintwork and timber gently, while the newer builds in the village get a straightforward frame wipe.
Older river cottages and newer builds, handled differently
Nelligen is a mix of older riverside cottages and newer builds, and both are on our regular run. They aren't the same window job. The older cottages tend to have smaller divided panes, timber frames, and the odd painted-shut or stiff sash that needs a careful hand and a soft touch on the timber. We work around delicate old glass and putty rather than scrubbing at it like a modern double-glazed pane.
The newer builds going up around the village usually have larger fixed panes and sliders that show every mark in the river light, plus higher glass over stairwells and living areas. For those we get the big spans clean and streak-free, and we sort out the bits a homeowner can't easily reach. Either way we tell you straight what we can do safely from the ground and a ladder, and what we can't.
Two-storey and high glass, assessed on site
Plenty of homes along the Nelligen river road are built up to catch the water view, which puts the best glass up high where it's hardest to clean and most exposed to the river mist. We assess any two-storey or high window job on site rather than quoting blind. We look at the ground, the access, the slope down toward the river, and whether we can reach it safely, then we tell you what's sensible.
It's honest to say that not every raised river-view window can be done from a ladder, and where it can't we'll say so rather than take a risk on your place. What we won't do is leave the reachable glass half done. The lower windows, the sliders, the screens and the tracks all get the full clean even when one high pane needs a different approach.
Regular homes and end of lease windows
Most of our Nelligen work is permanent homes, regular house cleaning and carpets, and the windows fit into that rhythm. A lot of locals add a window clean once or twice a year to get on top of the river film and the track grime, often heading into the cooler damp months or before visitors come up the river road. We can do the glass as part of a regular clean or as a standalone window visit.
We also do the end of lease work for the village rentals, and windows are part of that. When you're moving out of a Nelligen rental, the agent will expect the internal and external glass, the tracks, the frames and the flyscreens all done to the REINSW exit standard. We clean to that standard and our bond-back guarantee covers it, so if the agent flags the windows or anything else in the clean, we come back and re-clean within 72 hours at no charge. That's the same village we can usually reach the same day from across the bridge if a handover is tight.
Local, checked and low-tox
We're Capital Coastal Cleaning, an Indigenous-owned local business started in 2023 by owner Tyson, run by a small team out of Batemans Bay. We're police-checked, fully insured and open 7 days, with a 5.0 rating from 110 Google reviews. We use low-tox products, which we like for the river-valley homes here where you don't want harsh chemical residue near the water or sitting in a damp, closed-up room.
If you want your Nelligen windows looking right, glass, tracks, frames and screens, give us a call on 0479 184 498. We'll sort the same-day options and tell you on site what we can do with the higher river-view glass.
