Regular home cleaning that suits a Rosedale house
Rosedale is its own thing. Tucked in the bush behind Rosedale Beach, the houses here sit under the trees rather than out in the open, and that changes what a regular clean actually needs to do. We set up a weekly, fortnightly or monthly visit around the way these places live, not around a one-size checklist. You get the same cleaner each time, a fixed price per visit and low-tox products that are fine around kids, pets and a closed-up bush house.
Because so much of Rosedale is holiday homes and weekenders, plenty of our regular clients here aren't in the house when we come. We're set up for that. Lockbox or key, a quick text when we arrive and leave, photos if you want them. You can be in Canberra or Sydney during the week and still have the place sorted by the time you drive down.
The bush is the real job here
The thing that makes a Rosedale clean different from a beachfront unit up the coast is the bush. With trees right over the rooflines, leaf litter, bark and fine bush dust find their way inside no matter how careful you're with the doors. It settles on skirting boards, gathers in the corners of the tiles and works into the carpet. A regular visit is what keeps on top of it, because left a few weeks that dust turns into a real grime layer on flat surfaces and window ledges.
On each regular clean we hit the spots the bush hits hardest. Flyscreens and sliding door tracks that collect bark and grit, the ledges and architraves where dust settles, and the floors right through. Spiders and cobwebs come with the territory in a bush house too, so we knock down the webs around the eaves of the porch, the corners of the ceilings and the outdoor light fittings while we're there. If your place has the big glass that a lot of Rosedale homes have to take in the trees, we keep that clear so you're actually looking at the bush and not a film of dust and cobwebs.
Carpets between the holiday rushes
Carpet is where a Rosedale house shows its wear. Sandy feet coming back from Rosedale Beach, leaf debris tracked in off the path, and a houseful of guests over the school holidays all land on the same carpet. On a regular plan we vacuum properly every visit, edges and under the furniture included, so the grit doesn't sit in the pile and grind it down.
When the carpet needs more than a vacuum, carpet cleaning is popular here after the busy holiday stretches, and we can fold that into your regular schedule rather than you booking it as a separate job. A lot of Rosedale owners line a carpet clean up for the quiet weeks after summer and Easter, once the run of guests has eased off and before the place gets a breather.
Built around holiday lets and weekenders
Rosedale has a strong short-stay scene, and Guerilla Bay sits right next door, so we're in this pocket regularly for changeovers as well as ongoing cleans. If you let your place out, a regular maintenance clean between bookings keeps it guest-ready without a big reset every time, and we can step it up to a full changeover during peak weeks when the bookings stack up.
If it's your own weekender, a fortnightly or monthly clean means you aren't spending your first afternoon down here wiping bush dust off the benches and shaking leaf litter out of the doormat. You walk in, it's done, and you get your weekend at the beach instead. Same cleaner each visit means we learn your place, where the spare key lives and which rooms actually get used. We also keep an eye out between visits and let you know if something looks off, a leaking tap, a screen door the bush damp has stiffened up, mould starting in a bathroom that has been shut up, so a closed-up house doesn't turn into a problem while no one is down here.
A quiet community, looked after by locals
Rosedale is quiet and a bit out of the way, on our southern coastal loop past Malua Bay. That suits us. We know the run down here, we aren't rushing through, and we treat a quiet bush house with the same care whether you're there to see it or not. Capital Coastal Cleaning is Indigenous-owned and based up in Batemans Bay, started in 2023 by Tyson, and it's still a small local team, Tyson, Shanice and Lisa, so you're dealing with the same handful of people every time.
We're police-checked and fully insured, open seven days, and we hold a 5.0 rating from 110 Google reviews. If something isn't right on a regular clean, you ring us on 0479 184 498 and we sort it. No call centre, no chasing.
Fixed price, no surprises
Your regular Rosedale clean can be charged by the hour at $60 an hour plus GST, which is the fairest way for ongoing work since you only pay for the time it takes, or set as a fixed price per visit once we've seen the place if you'd rather know the total. No creeping invoice either way. If your usage changes through the year, say the holiday lets ramp up over summer and the place needs more attention, we talk it through and adjust the plan rather than springing a bigger bill on you.
Weekly, fortnightly or monthly, plus the once-off spring clean or guest reset when you need it. You pick the rhythm that fits how the house is used, and we keep it consistent.
