The homes up toward the Burrewarra Point lighthouse walk get the double hit: salt off the water and bush dust and leaf litter off the headland track. That combination settles on flyscreens, in the window tracks and across the floors, and it's heavier than what a place a few streets back would see. When we quote an exit clean on that side of the bay we factor that in, because those homes genuinely take longer to bring back to the exit standard than a sheltered place lower down.

Carpets, and why they matter more in a beach home
Carpet cleaning is an add-on to the bond clean, and in Guerilla Bay it's one worth thinking about. Sand is abrasive, and over a tenancy it works down into the pile and grinds away at the carpet, while salt-laden damp air can leave it feeling flat and musty. A lot of leases down here, especially the holiday-let arrangements, ask for carpets to be professionally cleaned at the end, and the agent will want the receipt.
