Cleaning at the mouth of the Moruya River

Moruya Heads sits right where the Moruya River runs out to the sea, and that spot shapes the kind of cleaning we do here. You have got the river on one side and the open ocean on the other, with Bengello Beach stretching north and Toragy Point sitting out on the headland. Living between a river mouth and a surf beach is good for the soul but tough on a house, and most of the jobs we get called for in the Heads come straight back to that.

We're Capital Coastal Cleaning, an Indigenous-owned local business based up the coast in Batemans Bay. Tyson runs it with a small team you actually see on the job, the same faces that turn up in our reviews, Tyson, Shanice and Lisa. We work the whole Eurobodalla coast from Durras down to Moruya, and Moruya Heads is one of the spots on the southern end of that run we know well.

The Heads is a smaller community than the town up the river, more relaxed and more holiday in feel, but it has the same working bones underneath. There are families who live here all year, owners who keep a beach house for the warmer months, and a steady line of holiday rentals that need turning over between guests. We clean for all three, and the work changes depending on who is in the house and what the place has been put through.

The property mix here, beachfront, riverside and bush block

Moruya Heads isn't one kind of house. Down near Bengello Beach and the surf you get the beachfront places, weatherboard shacks and newer builds, the ones that cop the wind and the salt straight off the water. Back toward the river you get the homes looking over the mouth, where the water sits flat and the boats go in and out. And up off the beach and the headland there are bush blocks tucked into the trees, quieter and shaded, with the gum litter and the fine dust that comes with living in among the bush.

Each of those throws up a different cleaning problem, and that's the whole reason we ask which one you're before we quote. The beachfront homes are all about salt and sand. The riverside places near the mouth hold more damp, especially the ones that sit low and shaded. The bush blocks bring in leaf litter, dust and the odd insect, and their gutters and screens fill faster than a place out in the open. Knowing your type up front tells us where the real work is going to be, so the quote matches the job instead of being a guess.

On top of those three there's a fair share of holiday houses and a handful of units and smaller dwellings mixed through. The holiday stock keeps our changeover work ticking over, particularly across summer and the school holidays when the Heads fills up with people chasing Bengello Beach and the river. The permanent homes lean more toward the regular and deep cleans that keep a place liveable when sand and salt are part of everyday life.

Salt, sand and river damp, what the Heads does to a house

If you live in Moruya Heads you already know the salt gets everywhere. It's the first thing we deal with on most jobs. Glass goes hazy, shower screens fog up and refuse to come clean with a quick wipe, and the aluminium window tracks and door runners pick up a fine salty grit that locks up the rollers over time. On the beachfront homes near the surf this never stops, and it's why we spend real time on glass and tracks rather than just running over the floors.

Then there's the sand. Between Bengello Beach and the river spit, it comes into the house on feet, on towels, on the dog, on everything. It works its way into carpet, settles into the edges of tiled floors and grinds away at timber. Vacuuming alone doesn't get it out of carpet once it's in deep, which is why so many Heads homes book a carpet clean after a busy stretch. Deep carpet cleaning pulls out the gritty stuff that a normal vacuum just leaves sitting in the pile.

The river adds damp into the mix. Homes that sit low near the mouth, or the bush-shaded blocks back off the beach, hold moisture in the bathrooms, in the tile grout and around the exhaust fans. Left alone that turns into the mould and mildew smell that catches holiday-home owners out when they open the place up after a few weeks away. We keep an eye on the wet areas in these homes, the grout, the seals and the fans, because down this part of the coast that's where the trouble starts before anything else shows.

The jobs locals in Moruya Heads call us for most

Holiday-let changeovers are a big part of what we do in the Heads. The short-stay market runs hard over summer and through the school holidays, and a beach house near Bengello doesn't turn itself around between one lot of guests checking out and the next checking in. We strip and remake beds, reset the kitchen and bathrooms, deal with the sand that always ends up through the place, and get the glass and floors back to a state where the next guest walks in and the house looks cared for. Owners who let their place out know a clean turnover is what brings the good reviews back.

Bond cleans are the other steady job. The Heads has its share of rentals, and when a tenancy ends the place needs to come up to the standard an agent will sign off on. We do our end of lease cleans to the REINSW exit standard with a bond-back guarantee, so the oven, the tracks, the carpets and the wet areas all get done properly rather than a quick once-over. On a sandy, salty home that has been lived in for a year or two, that exit clean is real work, and it pays to have someone who already knows what the agents down here look for.

For the permanent residents it's regular home cleaning and the occasional deep clean. People living in the Heads year round just want the salt and sand kept on top of so the place stays comfortable, and a fortnightly or weekly clean does that without it ever getting away from them. Owners getting a holiday house guest-ready will book a deep clean before peak season to reset everything after the quiet months. We also bring carpet cleaning, window cleaning, lawn and yard work and rubbish removal down this way, so a Heads home can get sorted in one go rather than you chasing four different people for four different jobs.

The full list of what we do down the Heads

Most of our Moruya Heads work is houses, but we're set up for a good deal more than that, and plenty of it gets used down here. Alongside the regular home cleans, changeovers and bond cleans, we do carpet cleaning, window cleaning inside and out, lawn and yard tidy-ups and rubbish removal, which is handy when a holiday house or a rental has been left in a state and the whole lot needs sorting at once.

We also do the work that goes beyond the home. That means office and commercial cleaning, facility and council jobs, builders cleans on new and renovated places, and the support side of things, NDIS cleaning and home care package cleaning for people who have funding in place. So if you run a business or manage a property near the Heads, or you're arranging a clean for a family member, it's the same local team turning up rather than a stranger sent down from somewhere else.

Batemans Bay based, but the Heads is on our regular run

We're based in Batemans Bay, up the coast from Moruya Heads, but don't let that put you off. We treat Moruya and Moruya Heads as one trip, so when we head down to the Moruya end of the coast the Heads is part of the same run. That means you aren't paying for us to make a special journey, and we're down this way often enough that booking in is straightforward.

Knowing the area matters more than people think. We know the drive in past Moruya and over toward the Heads, the streets down near Bengello Beach and the homes looking over the river mouth, and how a beachfront place differs from a riverside one or a bush block off the headland. That local knowledge is why we can price a Heads job accurately and turn up with the right gear loaded for salt, sand and damp instead of working it out once we arrive.

It also means the timing works. Changeovers in the Heads often have to happen in the window between a morning check-out and an afternoon check-in, and being part of our Moruya run means we can line those up properly. If you're an owner or an agent juggling a tight handover, we get how that day runs and we plan our trip around it.

What to expect when you book us

When you call us about a place in Moruya Heads we'll ask a few plain questions first. What kind of home it is, whether it's a holiday let, a rental at the end of a lease or somewhere you live, and what state it's in. That tells us whether the job is mostly glass and salt, sand in the carpet, damp in the wet areas, or all of it at once. Then we give you a straight price, not a number that balloons once we turn up and look around.

Our team is police-checked and we're fully insured, which matters when you're handing over keys to a holiday house or a rental you can't be at yourself. We use low-tox products, worth knowing if your place is right by the beach, has little ones and pets through it, or you just would rather not have harsh chemical smells lingering in a closed-up holiday home. We're open seven days, so a weekend changeover in the Heads isn't a problem.

We're a small local team, not a franchise sending whoever is free that day. The reviews mention us by name because it's genuinely us doing the work, and we've a 5.0 rating from 110 Google reviews behind that. If something isn't right we want to hear about it and put it right, because in a community the size of the Heads word gets around, and we'd rather it was good word.
