The short answer, and why it depends

Most offices on the Eurobodalla coast do well with a clean three to five times a week. A small two or three person setup might only need a proper clean twice a week, while a busy front-of-house with walk-in customers usually wants it done daily. The honest truth is there's no single right number. It comes down to how many people use the space, how much foot traffic comes through the door, whether you handle food, and how the place actually looks and smells by Thursday afternoon.

We're Capital Coastal Cleaning, a local Indigenous-owned team based in Batemans Bay, and we clean offices from Durras down to Moruya. Tyson started the business in 2023, and these days it is Tyson, Shanice and Lisa doing the work. We've seen the full range, from a quiet accountant upstairs with two desks to a real estate front office with people in and out all day. The best way to think about frequency isn't how often you feel like you should clean, but how quickly the space gets back to looking tired after a clean. That tells you the real rhythm your office needs.

Daily cleaning, and the offices that genuinely need it

Daily cleaning is for spaces where the public comes in, where food is handled, or where a lot of people share a small footprint. Think a medical or allied health front desk, a real estate or solicitor office with a steady stream of visitors, or any place with a shared kitchen that gets used hard at lunch. In those rooms the bins fill, the kitchen sink stacks up, and the bathroom needs daily attention to stay decent. Skipping a day shows fast.

Daily doesn't always mean a full top-to-bottom clean every single time. A sensible daily visit covers the high-touch and high-mess areas, bins emptied, kitchen and bathroom wiped and restocked, reception and entry presented, floors spot-cleaned where needed. Then once a week you fold in the deeper jobs like full floor mopping, skirting boards, internal glass and dusting up high. That mix keeps the place fresh without paying for a deep clean five times a week, which would be money you don't need to spend.

Two or three times a week, the sweet spot for most

A lot of the offices we look after sit comfortably at two to three cleans a week. This suits the typical professional office, an accountant, a bookkeeper, a consultancy, a small agency, where the team is in most days but you don't have crowds coming through the front door. The bathroom and kitchen stay on top of, the floors don't build up, and the place feels looked after without a cleaner underfoot every day.

If you're choosing between two and three, look at your bathroom and your kitchen first, because those are the two rooms that decide it. If the loo and the sink are still presentable on the second day, twice a week is fine. If they're looking sad by then, go to three. Foot traffic from outside matters too. Down here the carpet and entry mats cop a steady dose of salt and sand off shoes, especially through the holiday season, so a coastal office often needs one more clean a week than the same office would inland.

Weekly or fortnightly, the lighter end

Some offices honestly only need a weekly or even fortnightly clean. A quiet home office, a one or two person setup with no public coming in, a serviced suite that already gets common-area cleaning, these can run on a single weekly visit and look perfectly good. A weekly clean done properly, bathroom, kitchen, floors, dusting, bins, the lot, will hold a low-traffic space nicely between visits.

Fortnightly works for the lightest-use spaces, but be realistic about it. Two weeks is a long time for a bathroom and a kitchen, so if anyone uses those rooms daily, fortnightly tends to fall short and you end up wiping things yourself in between. If that's happening, you've outgrown fortnightly and a weekly clean will actually save you the hassle. We would rather tell you that up front than have you pay for a visit that isn't keeping up.

Carpets, windows and the seasonal jobs

Routine cleaning keeps the surface tidy, but a few jobs run on their own slower clock. Carpets in an office want a proper carpet clean every six to twelve months, sooner for a busy entry or a high-traffic walkway. Down here the salt and grit that walks in off the street works into the pile and grinds away at it, so a carpet clean once or twice a year protects the carpet and lifts the whole room. We quote carpet cleaning on the number of rooms and the state of them, set up front before we start, so you know the cost without any guesswork.

Windows are a quarterly to twice-yearly job for most offices, again leaning more frequent near the water where salt haze dulls the glass faster than you'd expect. Then there's the seasonal swing. Through summer and the school holidays the coast fills up, foot traffic climbs, and a lot of offices step up a level for those weeks before easing back in the quieter months. We're happy to flex your schedule with the seasons rather than locking you into one fixed routine all year.

If carpets or windows are part of the picture, we sort out the timing for those when we set up your regular run, so the whole lot is on one plan rather than you having to chase each job separately. That way the slower-clock work happens before the room starts to look tired, not after, and you aren't left wondering when the carpet was last done.

How we price it, and what we'd actually recommend

We can quote offices either way, a fixed per-visit price set up front or our hourly rate at $60 an hour plus GST, whichever suits you. A fixed per-visit figure means you know exactly what each clean costs before we start. We work out the price on the size of the space, what's involved, and how often we're coming, then we hold to it. Every office is a bit different, so we price on what's actually in front of us rather than a flat one-size number, which is why a quick look at the space before we quote is the fairest way to do it.

If you aren't sure where your office lands, our honest advice is to start a notch lower than you think and watch how the space holds up. It's easy to add a day if the bathroom or the entry isn't keeping pace, and you won't be paying for cleans you don't need in the meantime. We use low-tox products, we're police-checked and fully insured, and the same small team does the work, so you get people who learn your space rather than a different face every week. That consistency is most of why our 110 Google reviews sit at a 5.0.

The simplest next step is to have us come out and look at the office before we quote, so the schedule and the price actually fit how you use the place. We're local, we answer the phone, and we're open seven days. Give Tyson a call on 0479 184 498 and we'll work out a routine that keeps the place right without spending a cent more than it needs.
