Yes, changeovers are a big part of what we do

Short answer, yes. Holiday rental and Airbnb changeovers are one of the regular jobs we run across the Eurobodalla coast, from Durras down through Batemans Bay and out to Moruya. A changeover is its own kind of clean. It isn't a bond clean and it isn't a tidy up. It's a full reset of a property between one set of guests checking out and the next checking in, often on the same day, and usually on a tight window.

We work with hosts who manage their own listing and with owners who have an agent handling the bookings. Either way the goal is the same. The place needs to look and feel like nobody has ever stayed there, ready for the next guest to find it spotless, the beds made fresh and everything where it should be. We treat every changeover like the next guest is going to leave a review based on what they see in the first five minutes, because that's usually exactly what happens.

What a holiday changeover actually covers

A standard changeover is a full clean of the whole property plus the turnover work that a normal house clean doesn't include. Kitchen wiped down and reset, benches and splashback cleared, sink and taps polished, fridge checked and cleaned out of anything guests left behind, microwave and oven wiped, bins emptied and relined. Bathrooms done properly, shower screen, tiles, toilet, vanity and mirror, with fresh towels set out and toiletries restocked if you supply them.

Then there's the bed and linen side, which is what really separates a changeover from a regular clean. We strip the used linen, remake every bed with fresh sheets, and set the room up the way a guest expects to find it. If you want we can launder the linen, or you can run a two set system where we swap dirty for clean and you handle the wash. We'll sort the system that suits how you run the place, and we'll tell you straight which one works out cheaper for you.

Floors vacuumed and mopped, surfaces dusted, glass and sliding doors done, outdoor table and chairs wiped down, and a final walk through to make sure remotes, keys, welcome notes and anything else is sitting where it should be. We also keep an eye out for the small things that guests notice, a hair on the bathroom floor, a smudge on the splashback, a cushion out of place, because those are the details that show up in reviews.

Same day turnarounds and tight checkout to checkin windows

The hardest part of holiday letting is the same day turnover. A guest checks out at ten, the next one checks in at two or three, and the whole property has to be reset, beds remade and linen sorted in that gap. We're open seven days, which matters a lot here, because weekends and public holidays are exactly when most changeovers fall. A cleaner who only works Monday to Friday is no use to a holiday host.

We'll work to your checkout and checkin times rather than the other way around. Tell us your booking pattern and we slot the changeover into the window. If you've a back to back over a long weekend, or the Christmas and January run when half the coast is booked solid, we plan the schedule with you ahead of time so there are no last minute scrambles. The earlier you lock in the dates around peak season the better, because that's when everyone wants a cleaner at the same time.

If a guest checks out late or leaves the place in a worse state than usual, we'll let you know straight away rather than quietly running over and surprising you later. Communication on the day is part of the job. You should always know whether your property is ready for the next arrival, and you should hear it from us, not from a guest who turned up to a place that wasn't finished.

Coastal properties take a bit more on every turnover

Holiday lets near the water cop a battering that inland places don't. Salt and sand get tracked through the whole property, into the carpets, across the floors, into the door tracks and onto the outdoor furniture. Guests come back from the beach and bring half of it inside. So a coastal changeover almost always involves more floor work and more attention to entries, sliding door runners and outdoor areas than a turnover somewhere away from the coast.

The big windows and glass sliders that make these places worth renting also need doing more often, because salt film and little fingerprints show up fast in the sea light. Decks and balconies collect sand and salt and the odd bit of food from the last barbecue. We factor all of this in when we quote, so the price reflects the real work a beachside property needs, not a generic flat rate that ignores where the place actually is.

We use low tox products right through the changeover. That's better for your guests, especially families with little ones and people who are sensitive to harsh chemicals, and it's better for the homes near the water and the bush that we all want to look after. It doesn't cost you more and it doesn't soften the finish. The place still comes up clean and fresh, just without a strong chemical smell hanging in the air when guests walk in.

How we price changeovers, honestly

Changeovers are quoted as a fixed price per turnover, which keeps your costs easy to predict across a busy season. Once we've seen the property or talked through the details, the number we give you is the number you pay for a standard turnover, as long as the place comes back roughly as expected each time.

The price depends on the size of the property, the number of bedrooms and bathrooms, how many beds need making, whether we're handling linen laundering, and how much outdoor area is involved. A two bedroom unit is a quick reset. A four bedroom beach house that sleeps ten with two living areas and a big deck is a much bigger job. To give you a sense of where things sit, our bond cleans are a fixed price by size, from $450 plus GST for a one bedroom up to $850 plus GST for a four bedroom, and a changeover is a lighter job, so a regular turnover sits below that.

Because changeovers repeat, a set arrangement works best. We agree a fixed price per turnover once we know the property, and then it's the same every time, so you can build the cleaning cost into your nightly rate and know your margins. If a guest trashes the place beyond a normal stay, we'll flag it and quote any extra work separately rather than springing it on you, so you always know what you're paying for.
