What is a builders clean, and do I need one?

What a builders clean actually is
A builders clean is the deep clean a property needs after the trades have finished and before anyone moves in or opens the doors. It's the stage that turns a finished build site into a liveable, usable space. The structure is done and the trades have packed up, and what they leave behind is a place that looks complete from a distance but is covered in the fine residue of construction up close.
It's a very different job to a regular house clean or even an end of lease clean. With a normal clean you're dealing with everyday dust and grime. With a builders clean you're dealing with plaster dust settled into every groove, paint flecks and silicone smears on the glass, sticker glue and protective film on appliances and windows, grout haze on new tiles, sawdust in the cupboards, and that gritty film that coats every surface in a building that has just been worked on.
People also call it a post-construction clean, a post-build clean, a make-ready or a handover clean, and the names get used loosely. Whatever the label, the point is the same. It's the clean that gets a property from trades-finished to ready-to-hand-over, and it takes proper equipment and a methodical run through every room.
Do you actually need one
If a builder, contractor or trade has been working in a property, then yes, in almost every case a builders clean is needed before it's used or handed over. New builds are the obvious one, but the same applies to a renovation, a bathroom or kitchen rebuild, a granny flat, a shop or office fitout, or any job where walls have been opened up, sanded, painted or tiled. Construction dust travels a long way from where the work happened.
The reason it matters is that construction dust isn't normal dust. It's fine, it's everywhere, and it keeps reappearing for days as it settles out of the air and off ledges you can't see. A quick vacuum and a wipe over doesn't touch it. New occupants move into a place that looks finished but feels gritty underfoot, with streaked windows and glue on the oven door.
There are a few times you can probably skip it. If the work was a small, contained job and the trade sealed off the area and cleaned up behind themselves, you might get away with a regular tidy. But for anything where dust got loose through the whole place, or where the property is being handed to a client, a buyer or a tenant, a builders clean is the difference between something half-done and something genuinely ready.
Who needs one most on the Eurobodalla coast
Out here from Durras down to Moruya, the people who ring us for a builders clean tend to fall into a few groups. Builders and tradies who want the place spotless for a client handover, because a clean finish is what the client remembers and what gets them the next referral. The holiday-let and rental market is a big part of it on this coast. A new build or fresh renovation aimed at short-stay guests has to present perfectly from the very first booking, because the first guests are also the first reviews. A streaky window with a sea view, or paint flecks on the new floorboards, reads as carelessness to a guest paying a premium for a coastal stay. There's a local wrinkle too. The salt and sand in the air means a property doesn't stay pristine for long once it's opened up, so timing the clean close to handover or the first booking matters more here than it might inland. What a builders clean covers
A proper builders clean works methodically through the whole property, top to bottom, so the dust we knock down from up high gets cleaned up off the floor last rather than resettling on surfaces we've already done. The bones of it are the same on most jobs. We remove construction dust from every surface, including the high ledges, the tops of doors, the architraves and the skirting boards where it loves to gather.
Windows and glass get a full going-over, inside and out where we can safely reach, with the paint flecks, silicone smears and any leftover protective film and stickers taken off the glass and the frames. Kitchens get the cabinets cleaned inside and out, the benchtops cleared of dust and adhesive, and the new appliances stripped of their plastic film, stickers and that factory grime. Bathrooms get the grout haze cleaned off the new tiles, the silicone wiped down, and the fittings, mirrors and screens polished up.
Then it's the detail that makes a place feel finished. Light fittings, switches and power points wiped over, vents and exhaust fans dusted, cupboards and drawers cleaned out inside, hard floors vacuumed and mopped, and any new carpet vacuumed thoroughly. If the carpet has taken a beating through the build, we can carpet clean it in the same visit, and as a guide carpet cleaning sits around $50 per room depending on the rooms.
How it differs from a normal or end of lease clean
The mistake people sometimes make is booking a regular house clean for a post-build job and being surprised when it falls short. A standard clean assumes the surfaces are basically sound and just need wiping down. A builders clean assumes the opposite, that nearly every surface has a layer of construction residue on it that has to be removed before any normal cleaning even begins.
It's also a different beast to an end of lease clean, even though both are deep cleans. A bond clean is about returning a lived-in property to its move-in state and satisfying an agent's exit checklist. A builders clean is about getting a brand-new surface ready for its first use, which means different problems, glue and film and grout haze and paint, and different tools to deal with them without scratching new glass or marking fresh paint.
Because the surfaces are new and often delicate, product choice matters. We use low-tox products throughout, which is better for the air in a freshly closed-up building and gentler on new finishes. A small bathroom reno cleanup is a very different number to a whole new four-bedroom home.
